This is a roughly 60-year-old two-storey wooden house in Tomomichi, Uozu City, Toyama Prefecture. I bought it in 2024 (Reiwa 6), renovated it myself (DIY) and put it up for rent. I replaced the bathroom, and in the living room I rebuilt the floor from the joists up to make a Western-style flooring room. The interior is finished in white and the entrance in black.
The property is currently tenanted, with rent of 46,000 yen per month. The previous tenant moved out once, but the next tenant was found right away, and rent of 46,000 yen per month is still being received. Rentals in this price range move steadily in Uozu. I am selling because I want the funds to buy my next property. There is no problem with the property or the tenant. As this is an owner change (sale with the tenant in place), you will receive rent from the month after you purchase. No security deposit was taken, so there is no deposit to settle or transfer.
The nearest station is a 20-minute walk away, so this suits people who have a car or motorbike. The bathroom, floors and interior have been renovated, so no major maintenance should be needed for a while. The national road is a 3-minute walk. Gyomu Super is a 1-minute drive, and Osakaya Shop and Mega Donki are within a 5-minute drive. There are also three hot spring facilities within a 10-minute drive. The land is about 68 tsubo and comes with a garden large enough for a vegetable plot. The building suffered no damage in the 2024 Noto Peninsula Earthquake. An irrigation channel runs beside the garden, and there are crabs in it. Fireflies appear in summer. The air is clean and the area is very quiet. Rebuilding is not allowed. The road it faces is narrow, so the house cannot be rebuilt. This is the biggest drawback, and the price is set on that basis. The road is a shared private road just wide enough for one kei car to pass. The city does not clear snow from it, so you will need to deal with snow yourself in winter. Because rebuilding is not allowed, bank financing is difficult to obtain, and I am assuming a cash purchase.
Price negotiation is welcome. I am in no particular hurry on timing. Because the tenant is living there, interior viewings are not possible; I can show you the exterior and the surrounding area only. A floor plan can be provided. This is not suitable for buyers who plan to demolish and rebuild. I think it suits someone who wants to keep using the existing building and collect rent. As the house is about 60 years old, the roof and exterior walls will eventually need work.

現在は入居者さんが住んでおられて、家賃は月4.6万円。一度前の方が退去されましたが、すぐ次の方が決まりました。今も月4.6万円の家賃が入っています。この価格帯の賃貸は魚津では安定して動きます。今回売却するのは、次の物件を買う資金にしたいからです。物件や入居者さんに問題があるわけではありません。オーナーチェンジなので、購入された翌月から家賃が入ります。
敷金はいただいていないので、承継の精算はありません。最寄り駅までは徒歩20分。車やバイクある方向けあります。浴室、床、内装をリフォーム済みで、しばらく大きな手入れは要りません。国道まで徒歩3分。業務スーパーまで車1分、大阪屋ショップとメガドンキまで車5分以内。温泉施設も車10分以内に3か所あります。土地は約68坪あり、畑もできるお庭付きです。令和6年能登半島地震でも、この建物に被害はありませんでした。庭の脇に用水が流れていて、カニがいます。夏になるとホタルも出ます。空気がきれいで、とても静かな場所です。気に入りすぎて自分でも入居前少し住んでいました。
再建築不可です。接する道が狭く、建て替えができません。ここが一番のデメリットで、価格もそれを前提にしています。その道は共有の私道で、軽自動車が1台やっと通れる幅です。市の除雪は入らないので、冬はご自身での対応が必要です。再建築不可のため金融機関の融資はつきにくく、現金でご購入いただける方を想定しています。
価格のご相談は受け付けます。時期は特に急いでいません。入居者さんが生活されているので、室内の内見はできません。外観と周辺のご案内になります。間取り図はお渡しできます。建て替え前提で買われる方には向きません。今の建物を使いながら家賃を取る、という考え方の方に合う物件だと思います。築60年なので、屋根や外壁はいずれ手を入れる時期が来ます。
