A holiday home with a terrace that can be enjoyed in both summer and winter, with a lake, hot springs and skiing nearby.
This property is in a managed holiday-home estate and was newly built in 1998. The current owner bought it second-hand in 2019. Since then it has been used mainly in summer with family and friends, for canoeing and stand-up paddleboarding on Lake Kuzuryu. Yuhira Onsen is also nearby, making this a good summer retreat. In winter there is more than 1 m of snowfall, but because it is a managed estate, the roads are cleared of snow. You can ski directly from mid-slope down to the adjacent Washigatake Ski Area.
The building stands at an altitude of about 1,000 m. It is around 30 years old, but it has been used infrequently since the previous owner and has been kept in clean condition. As a managed holiday-home estate, entry to the estate requires check-in at the management office, so security is high. The building is inspected twice a year and well maintained. On request, weeding and snow removal from the roof on your own plot can also be arranged.
The building is a raised-floor structure. The first floor has a 12-tatami-mat living/dining/kitchen, a storage closet (1 mat), an 8-tatami-mat Japanese-style room with a closet (2 mats), an entrance hall, a toilet, a washroom and a bathroom. The second floor has a loft of about 8 tatami mats and a storage closet (0.5 mat), so there is plenty of storage. You can also barbecue on the terrace.
Facilities: The water heater and kitchen stove run on LP gas. The fireplace-style heater in the living room runs on kerosene (this one unit is enough to get through the winter). Water supply is included in the estate management fee. Sewage is a ground-infiltration system, and the toilet is a simple flush type. Electricity is supplied by Chubu Electric Power. Cable TV can be installed, but the owner has used only BS (satellite) broadcasts. Mobile s: SoftBank-network s work, but docomo and au have trouble connecting indoors.
The highland climate means no air conditioning is needed in spring, summer and autumn. Japanese serow, Japanese dormice, squirrels, rabbits, wild birds, stag beetles and rhinoceros beetles visit the garden and terrace. In winter, enough snow accumulates on the exterior stairway approach to go sledding. The exterior stairs were damaged by the heavy snow two years ago and were repaired and replaced last year. Weeding of the plot is needed in spring, and snow shovelling of the exterior stairs is needed in winter (snow slides off the roof naturally, so the roof does not need to be cleared).
The seller will dispose of the household belongings, so the property will basically be handed over vacant. The seller is selling because their living circumstances have changed and they no longer use it much. Viewings in advance can be arranged on Saturdays and Sundays by coordination. The sale is on a registry-area (kōbo) basis and in as-is condition. Handover takes place after signing the contract and completing settlement. Registration of the transfer is to be done promptly after the contract and settlement are completed, at the buyer's expense. As the seller is an individual, cash settlement only.

管理別荘地の1998年新築の物件を2019年に中古で購入。購入後は家族や友人たちと夏を主に使用しており、九頭竜湖でカヌーやサップを楽しんだり、近くには湯平温泉もあり避暑地としては十分な物件です。冬は1M以上の積雪がありますが道路は管理別荘地のため除雪はしていただけます。隣接の鷲ケ岳スキー場へは中腹から直接滑っていけます。
建物は標高約1,000mにあり築30年ほどたっていますが前オーナーから使用頻度も少なくきれいな状態を保っています。管理別荘地のため別荘地への入り口は管理事務所で入場手続きも必要でセキュリティーも高く、建物も年2回点検があり管理が行き届いています。個人の敷地内の草刈りや雪下ろしも依頼すればしていただけます。高床の建物の1階は12畳のLDKと物入(1畳)、8畳の和室と押し入れ(2畳)、玄関、トイレ、洗面所、お風呂、2階は約8畳のロフトと物入(0.5畳)があり収納も十分です。またテラスではバーベキューも楽しめます。設備は給湯器とキッチンコンロはLPガス。リビングにある暖炉型ヒーターは灯油(これ1台で冬は過ごせます)。上水道は別荘管理費込み、下水は地下浸透式、トイレは簡易水洗、電気は中部電力、テレビはケーブルTVも引けますが私はBSだけで使用していました。携帯はソフトバンク系はOKですが、ドコモ、AUは室内ではつながりにくいです。
春夏秋はクーラーがなくても過ごせる高地の気候、ニホンカモシカやヤマネ、リス、うさぎ、野鳥、クワガタ、カブトムシが庭先やテラスに来ます。冬は外階段のアプローチでソリ遊びが出来るぐらい雪が積もります。一昨年の大雪で外階段が痛みましたので昨年修理交換しております。春の敷地の草刈りと、冬は外階段の雪かきが必要です(屋根は自然に雪が落ちますので雪かきはしません)
家財道具はこちらで処分しますので基本空き家での引渡しとなります。生活環境が変わりあまり使用しなくなったので今回売却を考えております。事前見学は調整のうえ土日で対応します。契約は公簿取引、現状有姿となります。契約書調印後、決済完了での引渡しとします。登記は契約、決済完了後速やかに買主様負担でお願いします。個人のため現金決済のみとします。
※管理別荘地のため、管理費が個人使用、7月更新で年間約8万円(上水道、除雪、点検込み)かかります。その他に電気基本使用料訳3,000円、ガス基本使用料訳2,000円、年1回の汲取り8,000円です。
