This is a villa in the highland area of Saku City, Nagano Prefecture. After taking it over from the previous owner, the current owner renovated it and has stayed there about twice a month. It is located a little over 20 minutes by car from central Saku, about 9 km from the World Heritage Arafune Wind Caves, at an altitude of around 1,200 m. It is ideal as a summer retreat from the heat. In winter you can enjoy snowy scenery, and it also makes a good base for ski trips.
Five FF-type gas heaters are installed (one each in the bedrooms, the washroom, the dining kitchen and the living room), and the water pipe anti-freeze heater is also working, so you can stay comfortably. Saku Ski Garden Paradas is 25 minutes by car, and the Karuizawa Prince Hotel ski resort is about 50 minutes by car.
The property is inside a villa development. The owner asked the management company, and was told there is no rule prohibiting minpaku (short-term vacation rentals), so it is not a problem as long as neighbors are not disturbed. (It is not currently operated as a minpaku, so the new owner would need to file a notification for residential lodging business.) A minpaku management company provided an estimate: projected annual sales of about 3.17 million yen, but with various expenses the annual net income would be about 1.01 million yen.

FF式ガスストーブが各寝室、洗面、ダイニングキッチン、リビングと計5台設置してあり、水道管凍結防止ヒーターも機能していますので快適に滞在できます。佐久スキーガーデンパラダまで車で25分、軽井沢プリンスホテルスキー場までは車で50分程です。
当地は別荘地内ですが、管理会社に問い合わせたところ民泊禁止の規定はないので、周囲に迷惑がかからなければ問題ないとのご回答でした（現状は民泊営業していませんので、新オーナー様の方で住宅宿泊業の届出が必要です）民泊管理会社様にお見積もりを頂いたところ、年間売上予測が317万円ほどですが、色々と経費がかかるので年間手残りは101万円ほど、とのことでした。
