Description
Forest land in Fukagawa, Hokkaido. It was originally owned by my grandfather, inherited by my father, and then gifted to me, which is how I came to own it. (I carried out the ownership transfer registration myself and it has been completed.) I have never seen or visited the site.
I live far from the property, so I cannot guide viewings or be present on site. The property is sold as-is. It is sold in its current condition, and I will not carry out any surveying or site preparation. Disposal of any items left on the land is the buyer's responsibility. I do not know about utilities and infrastructure, so please check the surrounding conditions thoroughly yourself before purchasing.
Use of the land may be restricted by laws and local ordinances depending on the intended purpose, so please tell the local municipality your intended use and confirm with them. Because I am not currently managing the land, no maintenance costs are being incurred, but maintenance costs may arise once you begin using it. This is left to the buyer's judgment.
Because it is designated protected forest (hoanrin), no fixed asset tax is charged. A land register map (chisekizu) can be obtained from the Legal Affairs Bureau. According to a forestry contractor, no thinning is currently necessary. There are also reportedly some Todo fir (Sakhalin fir) trees on the land. I do not know whether the land adjoins a road.

深川市の森林で、元々は祖父の所有で父が相続し、私に贈与され今に至ります(所有権移転登記は自分で行い完了しています)。現地は見たことも行ったこともありません。
当方は現地より遠方のため現地案内や立ち会いは出来かねます。現状有姿渡しでお願いします。現状のままの売買として売買にあたって当方での測量、整備等は行いません。残置物の処理は買主様にてお願いします。インフラ等はわかりませんので、周辺状況を購入前に買主様にて十分にご確認いただいた上でご購入下さい。
法律や条例等により用途によって制限がかかる可能性がありますので、現地自治体へ用途をお伝えの上でご確認下さい。現状では特に管理していないため維持費はかかっていませんが、利用開始にあたって維持費が発生する場合もあります。そちらは買主様のご判断でお願いします。
保安林のため固定資産税はかかっていません。法務局にて地積図が取得可能です。林業業者によると現状間伐の必要はないとのことです。また、一部トドマツがあるとのことでした。接道しているかはわかりません。
