I bought this land to install a camper van or trailer house, but my plans have changed, so I am selling. The current condition is forest (mountain woodland), and the land is mostly flat.
Access: State-owned land between the property and the field in front of it connects to a private road. The area is a resort area with good access to ski resorts, and because the property is set slightly back from the main road, there is no traffic noise. キャンピングカーやトレーラーハウスを設置するために購入しましたが、予定が変わったので売却いたします。現況は山林でおおむね平坦です。
アクセスは、前面の畑との間にある国有地が私道までつながっています。近隣はリゾート地でスキー場へのアクセスも良いし、メインロードから少し入っているので、車の騒音もありません。立ち木や倒木もあり、境界石も1か所しか入っておりませんが、測量なしの現状で引き取っていただける方を希望します。近隣は接道があれば坪あたり20から30万円の価格がついておりますが、接道なしということで下記価格で売却します。
冬は木の間から羊蹄山がよく見えます。雪が多いので冬場の除雪は大変かと思います。接道がないので建物の建築は不可です。公共水道もいまのところ接続はできませんが、近隣の宅地化がすすめば国有地が町道に移管され、接道要件や水道管の接続も可能になると思われます。
ライフラインについて、上下水道はなしで、電気は北電に契約すれば引き込みは可能かと思います。ガスはプロパンガスで、国有地の先の私道については建物が建ったときのみ、沿道の各オーナーに対し年間10万円程度の冬季の道路除雪費用の請求がありますが、倶知安町から30%程度の補助金による割り戻しがあります。そのほかの負担金はありません。
