Description
This is a workshop and land that was used as a furniture workshop until recently. The owner has retired due to advancing age and left the area, and is selling in the hope that a new owner will make use of both the land and the workshop. Details are given below. The buildings are over 30 years old and showing their age, but they are solidly built and able to withstand snow. Machinery and other equipment have already been removed. Only the buildings and land are included. It may also suit craftspeople and artisans other than woodworkers.
Because the surrounding area consists of vacation homes and relations with local residents are important, the seller may decline negotiations depending on the intended purpose or manner of use. Purchases for resale are not accepted.
Location: 50 minutes from Gujo-Hachiman IC on the Tokai-Hokuriku Expressway; 25 km (about 30 minutes) from JR Takayama Station. The property is 1.5 km from the center of the village and is reached by a 500 m forest road off the main road (Hida Seseragi Kaido). Small vacation home developments surround the property. The large site allows for a home vegetable garden, and a mountain stream runs behind the property, offering stream fishing for amago (landlocked salmon) and other fish from March to September. It is a wonderful natural setting at an altitude of 900 m, with white birch trees. The Hida Seseragi Kaido, a major prefectural road, draws tourists and motorcycle touring visitors from Gifu, Nagoya and elsewhere, and the area around the workshop is known as a beautiful autumn foliage spot.
This is a heavy-snow area in winter, so appropriate equipment and heating are necessary, and snow clearing and roof snow removal can be somewhat laborious. However, the road snow-clearing system is well organized (a district person clears the forest road every morning), so commuting to Takayama in winter is comfortable.
A school bus runs from nursery school through junior high school. Being in the mountains, however, there are many insects, and animals such as wild boar are present. Work such as food manufacturing and sales would be difficult. For those wishing to do woodworking or other crafts, the Hida region has a thriving furniture industry, which offers great advantages. Local supply routes exist for timber and machinery, making it easy to arrange equipment and materials, and there are many woodworkers and other craftspeople who have moved here from elsewhere, making information exchange and cooperation easy. Takayama is known nationwide as the Hida brand, with year-round exchange with department stores and retailers in urban areas, and as a tourist destination it is easy to sell locally, so sales opportunities are plentiful. This workshop was also located on the Hida Seseragi Kaido, a famous autumn foliage route, and was very busy.
Supplementary notes on the property:
(1) The sheet-metal roof is rusted. There are no leaks.
(2) Was used as a gallery; with some work it could also be lived in.
(3) A prefab used as a painting area. The frame is sound, but the roof and walls are damaged. Sold as-is.
Infrastructure: Along the forest road there are electricity, a main water line, CATV fiber-optic, and communication lines (Docomo, SoftBank, au). Indoor facilities: 200 V three-phase power and 100 V 20 A; water supply available (no indoor piping); no toilet or bath (there is a public toilet nearby); propane gas can be used.
The snow season runs from late January to March, so it is best to visit the site outside that period. If the seller is to be present at a viewing, he will travel from far away, so please arrange the date early.
