Description
This is a kominka (traditional Japanese house) built in 1915 (Taisho 4), about 105 years old. Building area is approx. 27 tsubo (89.26 m2), single-story wooden construction with a tiled roof.
The roof tiles were replaced about 50 years ago, but a typhoon a few years ago caused the lower ridge on the south side to collapse. Emergency repairs were made, and there are currently no rain leaks.
The property was listed once before. For personal reasons, an American woman who wished to study Japanese houses rented it for a short period. That contract has ended without problems, so it is being listed again.
The house has been vacant for about 25 years. While the owner's father, a former carpenter, was alive he maintained and repaired it well, but deterioration has progressed recently. The roof was slightly damaged by a typhoon a few years ago. The foundation sills have deteriorated with age and are probably unusable. The pillars and beams, however, are quite thick.
This is a sale for relocation (dismantling and moving the house), so the cost to the buyer will be considerable. The seller is willing to negotiate on price. For certain reasons the land cannot be sold. The seller is looking for a buyer who will move the house elsewhere.

大正4年築造、約105年の古民家です。建坪約27坪、木造平屋建て瓦葺きです。瓦の葺き替えは約50年前にやりましたが数年前の台風で南側の下棟が崩れました。応急処置で今のところ雨漏りなどはありません。実は以前も掲載して頂いていましたが由縁有ってアメリカ人女性が日本家屋の勉強をしたいとの希望があり、短期ですが貸しておりました。無事契約も終わり再掲載致します。
約25年間空き家です。元大工の父親生存中は良く手入れ、修理していましたが最近は傷みが進んで来ました。数年前の台風により屋根が少し傷んでおります。又、土台は経年劣化で使い物にならないと思います。柱、梁等はかなり太いです。移築希望なので買い主様の負担はかなり大きいと思いますので値段交渉に応じます。訳あって土地の売却は出来ません。移築して頂ける方を探しております。
