Land for a private campsite in the nature-rich Saku Plateau, with a mountain hut.
I bought this land in 2015 to create a private campsite. I cleared what was originally a wooded area, leveled the sloped ground, and built a hut to serve as a base camp. The most troublesome parts of building a private campsite are already done. A simple flush toilet is also installed, so if you bring in water in a tank you can enjoy completely private camping. I still camped here several times in 2020. However, I am now fostering rescued cats and will probably be able to go camping less often, so if there is someone who could make better use of it than I can, I have started to think I would be willing to sell.
It is a wonderful place with abundant nature. I hope the buyer will be someone who will take good care of it. Please feel free to discuss the timing.
This land is in a villa (holiday home) area and requires an annual management fee of 30,000 yen. (Garbage disposal is available. Weeding can also be arranged for a little over 10,000 yen. Electricity and water can also be connected.)
It is 2 hours by car from central Tokyo, at an elevation of 1,350 m, in the innermost part of the villa area near the summit (inside a quasi-national park). The temperature feels about 10°C lower than in Tokyo. You can drive right up to the land and park there. The nature is rich, and at night the only sound you can hear is deer. With good timing, you may even encounter a swarm of hime-botaru (small fireflies) on your own land at night (it is very moving). From this land you can walk along the ridgeline to the summit (in a sense, a private hiking route). I think this is a very good setup for a private campsite that offers both convenience and abundant nature. There is also a back road that gets you to the Karuizawa outlet area in about 30 minutes.
Facilities: a hut that can be slept in (it is self-built, so not suitable for anyone seeking perfection), a leveled area in front of the hut where you can camp, and a simple flush toilet. Electricity and water can be connected, but I have not connected them. Development is still ongoing, so there is plenty to enjoy, such as rebuilding the hut or leveling spots that are easier for pitching tents.
Two lots over there stands one unused villa. I have never seen anyone come to it since I bought the land, but I cannot say what will happen in the future. Wild mountain cherry trees bloom in the surrounding area after the May holidays. The villa management fee is 12,000 yen per year if you do not need garbage collection. Mobile /smartsignal is available, so remote work is possible.

2015年にプライベートキャンプ場を作る為に購入しました。雑木林だった場所を伐採し、傾斜地を平らにならし、ベース基地となる小屋を建てました。プライベートキャンプ場作りに一番面倒な部分は完了した状態です。簡易水洗のトイレも設置し、水をタンクで持ち込めば完全にプライベートなキャンプが楽しめる状態です。2020年も数回はキャンプしています。しかし、保護猫を預かる事になりキャンプに行ける回数も減ってしまいそうなので、私よりも有効利用できそうな方がいればお売りしても良いかなと思うようになりました。
自然も豊かで素晴らしい場所です。大切にしていただける方が希望です。時期は気軽にご相談下さい。この土地は、別荘地となっており年間管理費3万円が必要となります。(ゴミ出しが可能です。草刈りも1万円ちょっとでお願いもできます。電気、水道も引くことも可能です)
都心から車で2時間、標高1,350m山頂に近い別荘地の最奥部(国定公園内)となっています。気温は東京より10℃くらい低いイメージです。土地の前まで車で入れますし、駐車も可能です。逆に自然は豊かで夜は鹿の声しか聞こえません。タイミングが合えば、夜に自分の土地内で姫ホタルの群生と出会うことも可能です(感動します)。この土地から稜線上に歩けば山頂までも行けます(ある意味プライベート登山ルート)。利便性と自然の豊かさの両方を利用できるプライベートキャンプ場としては、かなり良い条件だと思っています。30分程度で軽井沢のアウトレット付近まで行けてしまう裏道もありますよ。
設備としては、宿泊可能な小屋(あくまでも自作なので完璧を求める方には×)、小屋の前に整地した部分がありキャンプも可能、簡易水洗トイレも設置しています。電気、水道は引けますが当方では引いていません。まだまだ開発途中なので小屋を作り直したり、テントの張りやすい場所を整地したり、いろいろと楽しめるとは思います。
2軒隣の土地に使っていない別荘が1棟建っています。人が来るのは購入してから一度も見ていませんが、今後はわかりません。5月の連休後に周辺では山桜が咲きます。別荘管理費は、ゴミ回収がいらなければ年12,000円。携帯スマホの電波は拾えるのでリモートワーク可能です。
