Description
I bought this house in Mutsu City (the former Mutsu area) over ten years ago because I wanted a large home where I could pursue various hobbies. It is a secluded, hideaway-like location, but with a car it is surprisingly convenient to get to either Mutsu or Kawauchi. Snow removal is done very carefully by a nearby contractor, and I really liked the bright, spacious house and the friendly atmosphere of the neighbors. However, because of my work I have had to move far away, and since last year my parents and I have used the house as a holiday home. At first I considered keeping it as a vacation home, but since the new residence is far away and we will probably not be able to return often, I decided to sell before it deteriorates.
The boiler for hot water and floor heating was replaced when I bought the house, and it worked without problems during our last stay. Roof leaks in the main house were repaired when I moved in, but the wallpaper was left as is, so some marks remain. I have not been up to the second floor of the garage for a while, so I do not know the details, but it seemed fine the last time I went in.
Most belongings in the main house have been removed, but some remain because I returned occasionally. Belongings in the garage (storage) are mostly left as they are, but even so two passenger cars can still be parked there. On the entrance side there is a gravel area where a large vehicle can be parked, and beyond it a plot for a vegetable garden. In addition, there is a fire-prevention water tank and a utility pole on the property, which brings in a small amount of land-use fees.
I have not done much maintenance since moving in, and I lived here with a large dog, so to be honest the interior and exterior do not look very good. However, it has been fine for me to live in with no particular inconvenience, and the original construction seems solid, so I would like to hand it over to someone looking for an inexpensive house to renovate, or someone who is happy as long as it is livable. There are 2-3 holiday homes nearby, so use as a vacation home may also be an option. This year's property tax is 38,800 yen for 3 parcels and 3 buildings (outside the city planning area).
The situation is as described above, but because I only return occasionally, my understanding of the current condition is incomplete. Please check carefully and agree to a sale in as-is condition, with exemption from liability for non-conformity with the contract (defect liability), and with remaining belongings left in place. The price has been reduced accordingly. Also, the garage is unregistered, but it is owned by me. The buyer will need to complete the procedures at the city hall tax division. The handover date is flexible, and the price is negotiable.
Key features: floor heating, air conditioning, south-facing with plenty of sunlight, garage for 2 cars plus a gravel parking space and a vegetable garden area. The main house was built in 1997, with a 6SLDK layout, and is a large, well-built home. I lived here until last year and still return occasionally. Ominato Base is about a 10-minute drive away. Both the interior and exterior show wear, and the dog's room (second-floor Japanese-style room) in particular needs renovation. A car is not a problem, but without one it is inconvenient.

十数年前にむつ市（旧むつ地区）で趣味で色々できそうな広い家が欲しいと購入した住宅です。隠れ里的な場所ですが、車があればむつ/川内どちらに向かうにも意外と便利で、除雪も近くの業者さんが非常に丁寧にやってくれておりますし、明るく広い家やご近所さんの雰囲気もよくとても気に入っておりました。しかしながら当方仕事の都合で遠方に引っ越すことになり、昨年からは私や両親が別荘的に使っています。当初はこのまま別荘にしようかとも思いましたが、転居先が遠くあまり帰られなさそうなので傷む前に売却することにしました。
温水/床暖用のボイラー等は購入時に更新済で、前回滞在時にも問題なく使用できていました。母屋の雨漏り等は入居時に修理済ですが、壁紙等がそのままなので跡が残っている部分があります。車庫の2階はしばらく入っていなかったので詳細まではわかりませんが、以前入った際には問題なさそうでした。
母屋の荷物は基本的に搬出済ですが、たまに帰っていたのでいくらか残っています。車庫（倉庫）の荷物は基本そのままですが現状でも乗用車2台は駐車可能です。玄関側には大型車を停められる砂利敷スペースと、その向こうに家庭菜園用の区画があります。また、敷地内に防火水槽と電柱があり、若干ですが土地使用料が入ってきます。
入居以降はあまり手をかけておらず、加えて大型犬と一緒に過ごしていたので、正直内外装とも見栄えはあまりよくないです。ただ、私が住む分には特に不自由なく、元々の造りもしっかりしているようなので、リフォーム前提で安い家を探してらっしゃる方や、住めればそれでいいという方にお譲りできればと思っております。近所に別荘が2～3軒ありますので、そういった用途でもいいかもしれません。今年の税額は3筆3棟で38,800円です（都市計画区域外）。
状況は上記のとおりですが、たまにしか帰っておらず現況把握が不十分の為、よくご確認の上、現状有姿、契約不適合責任免責、残置物ありでお願いします。その分安くしております。また、車庫は未登記ですが当方の所有になっております。市役所税務課での手続きをお願いします。譲渡時期はいつでも構いません、価格についてもご相談に応じます。
床暖、エアコンあり、南向きで日当たり良好、車庫2台分＋砂利の駐車スペースと家庭菜園スペースあり、平成9年築（母屋）で6SLDKで立派な普請の広い家です。昨年まで居住しており、現在もたまに戻っております。大湊基地まで車で10分程度です。内外装とも傷みあり、特にわんこの留守番部屋（2階和室）は要リフォーム。車があれば問題ありませんが、ないと不便です。
