Description
This is our family's childhood home in Sumiyoshi, Nishinoomote City, Kagoshima Prefecture. Right next to the house is an open, city-run lawn park, and beyond it stretches the coast. You can reach the park about 10 meters after leaving the gate, and in the sea beyond you can sometimes see surfers. Take a morning walk feeling the sea breeze, head to the sea on your days off, and spend relaxed evenings strolling near the park and the shore. This is a place where that very Tanegashima kind of time flows.
If you have ever thought "Someday I'd like to live near the sea," "I want to start a second life in nature," or "I'd like to restore an old house to my own taste and start something new," we would be happy if this place became where you create your own "paradise for life."
The building is a 55-year-old wooden single-story house with a 6LDK layout. It could be used in many ways depending on your ideas: a comfortable family home, a relocation base, a second house, a vacation home, a restored old house, or a base for hobbies or work. Besides restoring the existing building, we also consider rebuilding in the future, or finding new uses that take advantage of this location, as valid options. Some people who have inquired have thought about renovating the building to make use of this environment for a new purpose.
Because it is an old house, there may be support programs you can use. Nishinoomote City currently has programs supporting the use of vacant houses and relocation/settlement. For example, if you meet requirements such as registering with the Nishinoomote City Akiya Bank (vacant house bank) for a set period, there is a subsidy covering up to two-thirds of eligible costs, with a maximum of 1.5 million yen, for renovation and clearing out household goods. Since the house is 55 years old, some buyers will want to make changes after purchase to suit their own lifestyle, so please include such programs in your post-purchase financial planning.
* The subsidy program has requirements regarding eligible persons, property registration period, eligible work, and so on, and is implemented within the limits of the budget. Please check directly with Nishinoomote City before purchasing regarding whether you can actually use it, the latest application status, and details.
Now, there is something we especially want to tell you about the size of the land. The land area listed is 108.83 m² according to the land registry. Looking at this figure alone, some may feel it is smaller than expected. However, when you look at the area actually in use on site, the impression is quite different from the registry figure. In appearance and current use, the site feels like it extends over more than 100 tsubo (about 330 m²). A large banyan (gajumaru) tree has taken root in the garden. Although the house is very close to the sea, the banyan and other trees mean you cannot see the sea directly from inside the house. On the other hand, the banyan in the garden has long served as a windbreak. For our family, these trees are part of the Tanegashima scenery of this house.
However, because it is an important point, we will be honest about the land. In this area the boundaries have been unclear for a long time, and there are parts where it has not been determined how far the officially owned land extends. For that reason, we do not guarantee that more than 100 tsubo of land is owned. The land area we can formally state is only the registry figure of 108.83 m². That is why we hope you will not judge by numbers alone, but will visit the site and check the actual extent and surrounding environment yourself.
I was born and raised on Tanegashima. In recent years, people have moved to the island seeking a new way of life: those who relocated because of surfing, those who restore old buildings and start new ventures, and those who enjoy raising children or a second life amid rich nature. Tanegashima is also home to the JAXA Tanegashima Space Center and is known nationwide as the island of rockets. Besides a lifestyle of enjoying the sea and nature, I think it is an interesting environment for taking on challenges that are only possible on an island.
This house is the family home that the parents of us four siblings lived in and cherished for many years. It is also the place where we siblings grew up and where many family memories have accumulated. After the first anniversary of our mother's death, we siblings talked about closing the family grave and sorting out the family home, and since none of the four of us plans to return to live here, we concluded that rather than leave it vacant, we would pass it on to someone who needs it. While she was alive, our mother also said, "I'd be happy if this house could be of use to someone." So we do not simply want to dispose of the house. For us siblings, letting go of this house means not only giving up the family home that holds memories of our parents, but also bringing a certain closure to the family history that has been passed down in this land for generations. Of course, the feelings and history of a family cannot be given a monetary value. Also, as it is an older building, depending on how you use it, repairs or renovations may be necessary.
However, we consider the value of this house to include not only the condition of the building but also the location running from house to lawn park to sea, and the possibilities for lifestyle and new challenges that can be realized on this land. We would be happy if you would look beyond the age of the 55-year-old building to the lifestyle and uses that are possible only in this place, and consider it after seeing the site in person.
For those who want to live near the sea.
For those who want to move to Tanegashima.
For those looking for a second house or vacation home.
For those who want to restore an old house with their own hands.
For those who want to renovate or rebuild and give this place new life.
For those considering a new life after retirement or in the second half of life.
For those who want to take on a new business or lifestyle making use of this location.
Rather than looking only at the existing building, we are waiting to connect with someone who thinks, "What could I do if I had this place?" Photos and registry figures alone cannot convey all the appeal of this place. The wind crossing the park, the sea you feel so close by, the large banyan in the garden, and the relaxed time unique to Tanegashima. Please come to Tanegashima once and see this place for yourself.
If you feel "Maybe I could live the life I had imagined here," or "Maybe I could realize what I've wanted to do in this place," please do get in touch. Nothing would make our family happier than for this house and place to become the starting point of a new life and new challenges for the next person to take it over.
* The property is currently rented to a relative. Coordination of vacating will take place after the sale is concluded, so it may take some time before handover.
* The land area of 108.83 m² and building area of 112.68 m² are both registry figures.
* In this area the land boundaries have been unclear for a long time. The area in use that you can sense on site appears considerably larger than the registry figure, but we do not guarantee that all of that area is owned land. Please check the extent of the land on site.
* If you are considering renovating or rebuilding the building, or using it for business purposes, please check before purchase the permitted uses, relevant laws and regulations, and any necessary permits and approvals.
* The various Nishinoomote City subsidy programs have eligibility conditions. The programs may change or end, so please check with Nishinoomote City for the latest information and whether they can be used for this property.
