Description
This house was custom-built with great care by my parents in 1977 (Showa 52), in a quiet residential subdivision originally developed by a certain trading company. My parents lived here and looked after it until the year before last; after inheritance it became vacant. (All left-behind belongings, both inside and outside, have already been disposed of.)
The building is nearly 50 years old. We first considered demolishing it, but it is hard to tear down this solid RC (reinforced concrete) building that carries our family's history. The exterior has the substantial look appropriate to its age, and the structure is relatively sound. We would like to pass this "shell" on to someone who will give it new life, so we are selling it as land with an old house. It is currently vacant (no left-behind items), so it can be handed over promptly once the contract procedures are complete.
We wish to sell on a "no liability for non-conformity with the contract (as-is condition)" basis. Because the building is old and we are aware of the water supply problem described below, among other things, we will give priority to a buyer who accepts everything as it is. We currently have an exclusive brokerage agreement with a real-estate company, but this listing is a private sale (self-discovered transaction).
The main advantage is the sturdiness of the RC exterior walls. How about using it as a base for hobbies where you can freely enjoy sound, cars and pets? Because the exterior walls and frame are strong RC (reinforced concrete) construction, it is more durable than a wooden house and has far better sound insulation against noise leaking out and noise coming in from outside. The interior partition walls are mortar and fusuma (sliding paper doors), but thanks to the solid floors and walls typical of RC construction (high load-bearing capacity), the property has great potential as a base for stripping the interior down to the skeleton and building it up from scratch.
It should also suit video production, an atelier or a workshop. Unlike the upper floor of a wooden house, the floors are strong, making it ideal for DIY-building a soundproof room with soundproof walls and heavy equipment, a video production studio, or an atelier/workshop.
For garage and motorcycle life: there is a covered parking space facing a 6 m wide road at the front, with ample room for two passenger cars. Besides cars, it can be used as a motorcycle maintenance space or a full-fledged garage.
It should also be enjoyable for large dogs, outdoor activities and gardening. With a large garden and a storage shed (unregistered), there is no shortage of space for gardening, DIY work and storing outdoor gear. The setting is also well suited to keeping a large dog or building a dog run, which is difficult in rental housing or typical residential areas.
The location lets you make use of both Ome and Saitama access. Although it is in Ome City, Tokyo, it is close to the Saitama prefectural border, so besides the JR Ome Line (by bus), JR Hachiko Line Kaneko Station, a 20-minute walk away, is also within everyday walking and living range. By car, access to the Ken-O Expressway (Metropolitan Inter-City Expressway) is good, allowing flexible travel to both the Tama area and the Saitama side (Iruma, Hanno, etc.).
There is a water leak from aging water pipes on the site (underground piping). Repairs such as re-laying the pipes will be needed when moving in, at the buyer's expense. Gas is available; both the bath and the kitchen use propane gas water heaters.
Distance to station: if using the Ome Line, you will need to take a bus (Hachiko Line Kaneko Station is a 20-minute walk). While the living environment is quiet, it may be somewhat inconvenient for those who do not use a car.
