Description
I bought this land as vacant land for a future second house, but my circumstances have changed and I have decided to sell. It is currently a flat, vacant lot and will be sold as-is.
The land was previously used by the former owner's family as a residence, so water, sewage, electricity and gas are already laid to the front of the property, and there are no connection charges. There have been no recent problems with neighbors. Some weeds grow depending on the season, but they are cleared by winter snow cover and the lot looks clean again in spring, so very little maintenance should be needed until you move in.
Otaru is relatively warm in winter and cool in summer, thanks to the influence of the sea, even by Hokkaido standards. Snow removal is needed in winter, but the snow-clearing distance for this property is short. There is a low hill behind the lot (to the west), which shelters it from the harsh northwest winter winds. The land faces east and gets good sunlight, and it is a quiet spot set back about 50 m from the public road.
The foot of this hill has good drainage, and I have heard that grapes, haskap berries, gooseberries and similar fruit were previously grown here. There is no parking on the lot, but there is a monthly parking lot facing the public road just 15 to 20 m from the lot (about 6,500 yen per month).
The public road facing the next block up is the road leading to Kiroro Resort. The surroundings are excellent: nearby are a prestigious public high school and the facility where Emperor Showa and the Empress stayed during their tour of Hokkaido (Wakoso; the building is currently closed). You can also see a medium-sized ski jump hill that hosts the NHK Cup youth jumping competition, aimed at future Olympic athletes. The sea and mountains are both visible from the lot, with a good view. Nearby attractions include the very popular tourist spot Otaru Canal, Otaru Winery and hot springs, all a short distance away, and you can enjoy skiing, swimming and fishing in each season. The Minamitaru Market, with abundant and inexpensive seafood, is within walking distance. In the near future, Shin-Otaru Station on the Hokkaido Shinkansen is also planned to be built nearby, so this should become an even more enjoyable location.
I will not accompany visitors to the site, so please check the property on your own. Asking the neighbors questions would be a nuisance to them, so if anything is unclear, please inquire with me for details before visiting the site.

将来のセカンドハウス用にと土地のみの状態で取得しましたが、状況が変わり売却することと致しました。現況は平坦な更地となっており、現況渡しにてお願い致します。以前のオーナー様のご家族が住まわれていた土地の為、上下水道・電気・ガスは物件前まで敷設しており、負担金はありません。また、近隣とのトラブル等も直近ありません。季節により多少の雑草は映えますが、冬の積雪により春にはきれいになりますので居住されるまでの間はメンテナンスはほとんど必要ないかと思います。
小樽は北海道の中でも海の影響により比較的冬暖かく夏涼しい所です。冬は積雪により除雪が必要ですが、当物件の除雪距離は短く、また背後（西側）には小高い丘がありこれが冬期の厳しい北西風を防いでくれ、土地は東向きなので日当たりも良好で 公道から約50m入った閑静な場所です。
この丘の裾野は水捌けが良いので、以前はぶどう、ハスカップ、グースベリー（セイヨウスグリ）等を栽培していたと聞いています。敷地内に駐車場は有りませんが、敷地の目と鼻の先（距離15～20m）には公道に面した月極駐車場があります（駐車代月6,500円位）。
一つ前のブロックに面する公道はキロロリゾートに繋がる道で、近隣には名門公立高校や昭和天皇御夫妻が北海道巡幸の際に宿泊された施設（和光荘、現在建物は休館中）に加え、将来オリンピックを目指すNHK杯少年ジャンプ大会が開催される中規模のスキージャンプ台が見えるなど環境抜群な所で、敷地内からは海も山も見え、眺望も良好です。近くの楽しみ方として、大人気の観光地である小樽運河、小樽ワイナリーや温泉等が至近距離にあり、季節ごとにスキー・海水浴・釣りも楽しめます。海産物が豊富で安い南樽市場も徒歩圏内です。また、近い将来、北海道新幹線の新小樽駅も近くにできる予定で、色々と楽しめる立地になるかと思います。
