Description
This is a property I bought as an owner change (a going concern) during the COVID period. I originally considered turning it into a tea room or a guesthouse (minpaku). I have decided to sell in the hope of finding an owner who will treat it with care.
The property is a kominka (traditional Japanese house) in a back alley close to Kawaramachi Station. It was run as an izakaya (Japanese pub) for many years. The tenant has since moved out and it is now almost a bare shell (skeleton state). I have heard that tea ceremonies and yose (traditional storytelling performances) were held on the floor above the izakaya. Before it was renovated, there seems to have been a small pond in the kitchen area, which is reminiscent of a small old townhouse in Kyoto.
It could continue as an izakaya, become a place to enjoy tea or yose while making use of its character, be used as a guesthouse with a simple shower installed, or of course be a good home. The izakaya was especially popular with local customers. The building shows signs of age-related deterioration.
A rent-to-own arrangement is also possible: lease first, then purchase. The total payable is the asking price below plus the property tax (fixed asset tax) for the rental period. This is possible within 5 years.
