Description
This is an approx. 850 m² (approx. 257 tsubo) plot of land that has been owned for many years as a residential lot. There is currently no building on it. It was formerly used as a residential site, and the structure on it was demolished more than 50 years ago. The property is in an urbanization control area, but it falls within a zone designated by local ordinance under Article 34, Item 11 of the City Planning Act, so any building that could be built in a Category 2 Low-rise Exclusively Residential Zone can be built here.
JR Koga Station is approx. 2.5 km away, about 7 minutes by car. From Koga Station it is about 1 hour by train to Ueno Station, so access toward central Tokyo is relatively good. Yaoko Koga Matsunami supermarket is approx. 800 m away, making the location convenient for everyday shopping. There are many houses in the surrounding area, and the living environment is, I believe, well established. The land was originally chosen by the owner's ancestors as a residential site, and the surrounding scenery is pleasant.
There are many trees on the site, and some bamboo is growing inside it. Building a house will likely require felling trees and levelling the ground, but even as it is, the cleared area alone is about 50 tsubo. Rather than clearing everything, this may be an interesting plot for someone who wants to build a home that makes use of the existing trees. Points to note: the road in front of the site is somewhat narrow, so a setback may be required when building. Also, because there are so many trees, completely clearing the land is expected to cost a considerable amount. The owner asks that buyers understand this and accept the land in its current condition.
The assessed value stated in the Reiwa 8 (2026) tax notice is just under 14 million yen, and the annual fixed asset tax is approx. 65,000 yen. However, a real estate appraiser who viewed the property gave the opinion that the actual land value is around 7 million yen, and that, taking into account the cost of clearing and levelling, the real market price would be around 4 million yen. JR古河駅までは約2.5km、車で約7分の距離です。古河駅から上野駅までは電車で約1時間程度と、都心方面へのアクセスも比較的良好です。また、ヤオコー古河松波店までは約800mで、日常の買い物にも便利な立地です。周辺には住宅も多く、生活環境は整っていると思います。もともと先祖が宅地として選んだ土地で、周囲の景観も悪くありません。
