I am selling a villa lot in the Okubiwako (northern Lake Biwa) area of Shiga Prefecture. After buying the lot, I built a small cabin of about 8 tatami mats, but I later bought a neighboring villa, so I never built a main house. I have now bought a new villa in Nagano Prefecture and have no plans to use this property, so I am selling it.
The lot is a rectangle measuring 22.6 m x 14.5 m, with the long side facing south, so a layout that lets in plenty of sunlight is possible.
This is a villa area in the Okubiwako area of Takashima City, Shiga Prefecture. The roads in the villa area are public roads, not private roads owned by a management association. When it snows in winter, Takashima City plows the roads from early morning. (I believe public-road villa areas are almost nonexistent in Takashima.) Many villa areas here are hilly, but this site is a gently sloping, nearly flat lot. The area is managed by the neighborhood association, so no villa-area management fee is required. Water is not supplied by the public system, so a groundwater well is needed. Electricity is from Kansai Electric Power, and gas is propane.
The nearest station is Omi-Nakasho Station, a little over 2 km away. Some people leave a bicycle at the station and come by train. If you enjoy DIY, it may be possible to renovate the cabin into a residence. Access from the Kansai and Chubu regions is not bad. If our schedules allow, I can show you the property. 滋賀県の奥琵琶湖の別荘地にを売ります。別荘地を購入後に8畳ほどの小屋を建てましたが、近隣の別荘を購入したので母屋は建てないままでした。この度、長野県に新たに別荘を購入しましたので、使用する予定がないので売却します。土地の形状は22.6ｍｘ14.5ｍの長方形で長い側が南向きですので日光が多く入るレイアウトの建築が可能です。
滋賀県高島市の奥琵琶湖の別荘地です。別荘地内の道は管理組合の私道ではなく公道です。冬場の積雪時は早朝より高島市が除雪してくれます。（公道の別荘地は高島市では殆ど無いと思います）坂の多い別荘地が多い中、この場所は平坦に近い緩やかな傾斜地です。管理は自治会で行っていますので別荘地の管理費は不要です。水道が通っていないので、地下水用の井戸が必要です。電気は関西電力でガスはプロパンガスです。
最寄りの駅は近江中庄駅で、2㎞少しと近いので駅に自転車を置いて電車で来られる方もおられます。DIYが好きな方でしたら、小屋を住居に改築することも可能と思います。関西圏や中部圏からもアクセスは悪く無いと思います。時間が合えば案内いたします。ご検討宜しくお願い致します。
