This is a combined shop and residence standing in the center of a long-established hot spring town with a history of over 400 years. The property is located in Yuda, Higashiichiki-cho, Hioki City, a locally famous hot spring area where, according to records (the "Ueikaku Mi Nikki" diary), the warlord Shimazu Yoshihiro visited for hot spring cures in the Azuchi-Momoyama period. The surroundings are lined with cafes and food-truck spots, and in a hot spring town that blends old and new, including Showa-retro izakaya, soba shops and inns, you can relax and take your time.
The famous, naturally flowing source-fed bath "Motoyu Uchikomiyu" is a 2-minute walk away and costs 200 yen to use. With a coupon book (11 tickets for 2,000 yen) it is even more economical. As this is a hot spring town, there are also many other public baths and day-use hot spring facilities nearby. The area is very convenient for daily life: 6 minutes on foot from JR Yunomoto Station on the Kagoshima Main Line, 3 minutes on foot to a Seven-Eleven, 12 minutes on foot to the Taiyo supermarket, and 5 minutes on foot to Hanshin Pharmacy. The rental record is 35,000 yen per month, giving a gross yield of 16.8%. The building is old, at over 50 years, but the location has the potential for an even higher yield if the interior and other parts are improved. The building has deterioration overall, and interior and plumbing (water area) work is essential. We believe it is best for the buyer to renovate it as they like, so we have deliberately left it untouched and are selling it as-is. There is no particular restriction on the handover date. It is, if anything, a small and cozy shop. The second floor has two Japanese-style rooms, which can of course be used as guest rooms; if the owner sleeps upstairs while running the shop on the first floor, no housing rent is needed.
