Description
Three adjoining parcels of land with a total area of a spacious 13,389 m². The seller purchased the land in 2020, but cash flow worsened due to the COVID-19 pandemic and the development could not be carried out as originally planned. The seller would like to pass it on to someone who needs it. Handover is possible immediately after the necessary procedures.
The land is located in a suburban area 12 km from Hanamaki City Hall (about 20 minutes by car). Within a few hundred meters there are villages, houses and rice paddies. The terrain is flat, and the land is directly connected to a prefectural road (Iwate Prefectural Road 37, Hanamaki-Hiraizumi Line) by an unpaved road of a few hundred meters. It is by no means deep in the mountains or in a mountain village, so the seller believes it is easy to make use of.
Although there are some differences in elevation, the land is generally flat. About 60% is natural wasteland covered with weeds about 1 m high. In winter, the weight of the snow flattens the weeds, creating a beautiful scene of a vast snowfield. From the spring snowmelt until new weeds grow in summer, the ground looks even flatter. The remaining 40% is a small woodland with about 100 densely growing cedar trees. Even without felling the cedars, the 60% weedy area can be used as flat land simply by cutting the grass.
No boundary markers have been placed on the property, and the boundary lines on the three sides that do not face the unpaved road are unclear (although the approximate boundary positions can be read from the plans). If you wish to have the boundaries confirmed, you will need to bear the cost or commission a specialist yourself. (In practice, the neighboring land on the sides not facing the unpaved road is also wasteland or woodland, so the seller believes the boundaries do not need to be clarified unless you plan a large-scale use that takes the land close to the full 10,000 m².) Please note that the unpaved road is not plowed of snow in winter.

花巻市役所から12km（車では20分程度）の郊外に位置しており、周囲数百以内には集落や民家、水田があります。地形は平坦で、県道（岩手県道37号花巻平泉線）と、数百メートルの未舗装道路で直結されて、決して深い山奥や山間の集落ではありませんので、活用しやすいと考えます。ご安心ください。
多少の高低差はあるものの、全体的には平坦な土地です。約6割は高さ1mほどの雑草に覆われた自然の原野で、冬には積雪の重みで雑草が倒れ、一面の雪原が広がる美しい景色が広がります。
