I bought this land a few years ago because oceanfront land is quite rare and I love the outdoors. Currently I sometimes enjoy barbecues and camping myself, and during the short periods when I am not using it, I rent it out to others for a fee so that they can enjoy it in my place.
To someone who will properly follow the local rules, I am willing to sell it for around 100,000 yen per tsubo. The timing is flexible, but I think it would be convenient to time it with the end of the contract of another person who rents the land in short-term periods of several months.
You will understand when you see the site: the land faces the beautiful cobalt-blue sea, and most visitors are amazed by the view. In terms of location, this is considered a rare property that seldom comes onto the general market.
Currently there is no infrastructure at all, and the land is in an urbanization control area. アウトドア好きで、海に面したロケーションの土地はなかなか珍しいこともあり数年前に購入しました。現在は、たまに自分でバーベキューやキャンプを楽しんだり、自分が使わない短期間を他人に有償でお貸しして代わりに遊んでもらっている状況です。
地域のルールをきちんと守って頂ける方になら、坪10万円程度でお譲りしてもいいかなと思いました。時期はいつでも良いのですが、数か月単位で短期間借りられている他の方の契約がちょうど切れる時期が区切りが良いのではないかと思っています。
現地を見られると分かりますが、土地がコバルトブルーの綺麗な海に面しており、大体みなさん絶景にびっくりされます。立地的にはなかなか一般の市場では出てこないレア物件だと思われます。
現状インフラが全くなく市街化調整区域です。一部の例外を除いて、常設の建物は建てられないので利用に工夫が必要です。キャンプ、車中泊やトレーラーハウス設置、建物では例外として地元農業漁業従事者の住宅、診療所、高齢者向け施設などは大丈夫な様です。（自治体に確認が必要です）
