Description
Villa lot with an individual full membership of Kusatsu Country Club included. The area is built around the prestigious Kusatsu Country Club golf course near Kusatsu Onsen in Gunma Prefecture. It is the largest villa development in the region, developed and sold by the Seibu Railway Group in the 1970s (Showa 40s) with up to more than 1,000 lots (photo 1).
The land area is 880 m² and the land category is mountain forest. Although it is part of a large development, this lot is in the first sales area. It is only about 300 m from the access road that branches off from the Kusatsu Country Club bus stop on the Kusatsu toll road. About two-thirds of the site is flat and faces the 10 m wide main road of the development, and the remaining third or so is a slope that descends toward the rear. If you follow the main road for about 100 m, you reach a central open area like a basin, with a management center, tennis courts and a park, which is very convenient for resort living.
The owner built a villa here (photo 2) at the time of purchase and used it across two generations, more as a second home than a holiday villa, often playing at Kusatsu Country Club, which can be reached on foot. Because of the age of the building and the owner's own advancing age, the building was recently demolished (registered as lost), and the owner now wishes to transfer the land to someone through this marketplace. Since the demolition was recent and the intention to resell was communicated, the water, electricity, teleand other utilities have been maintained with resale in mind.
Selling point: if you wish, you can acquire hot spring rights and have the hot spring water piped into the villa.
Drawback: for transferring the Kusatsu Country Club membership to a new name, although current membership prices are on an upward trend, the transfer fee may end up close to the market price of the membership. The owner has no particular requirements regarding timing or conditions.
