Description
I bought this house in 2019 through a local real estate agent as a holiday home for surfing in spring and autumn, and to run as a minpaku (private lodging) during the periods when I could not come myself. I then renovated both the interior and exterior. It is located in the Mimitsu Preservation District for Groups of Traditional Buildings. The exterior was repaired, repainted and fitted with new rain gutters in the style designated by Hyuga City. While keeping the traditional atmosphere, the interior is set up so that a surf-centered lifestyle is comfortable. Airtightness and similar comfort factors are inferior to modern housing.
Inside, a tatami room was converted into a dirt-floor (doma) space, so you can walk in with shoes on from the entrance through the dining area and kitchen to the back door, which makes the house much more practical. The bathroom door and toilet door were replaced and air conditioning was installed for comfortable living. The toilet shown in the photos has since been replaced with a newer toilet with a washlet (bidet function). The second-floor rooms and the first-floor corridor are used for storage. The garden is large and gets plenty of sun, so futons and laundry dry well. An outdoor power outlet has been added for added convenience. The roofed space reached from the back door can be used for carpentry work and for maintaining hobby equipment. You can also get to the storage shed without getting wet.
Location: within walking distance are the beautiful streetscape of Mimitsu, a river where you can fish, shops for food and daily necessities, and several restaurants. A nursery school and a hospital are also in Mimitsu. Access to multiple surf points is good. However, convenience stores, the town center, the train station and large supermarkets are about 10 to 20 minutes away by car. Kanegahama beach is a 5-minute drive. From Mimitsu there is good access not only to the sea but also to rivers, waterfalls and mountains for enjoying nature. The streetscape of the Mimitsu Traditional Buildings Preservation District is wonderful. On morning and evening walks, when shopping or going to an izakaya, the beauty and the quiet, peaceful atmosphere of the town are soothing in everyday life.
Until now I have enjoyed stays in Miyazaki in spring and autumn, when my work is calmer, improving the property little by little, and with the cooperation of local people I have also operated it as a minpaku. I liked the area so much that at one point I even considered moving my base to Miyazaki, but my work in other areas has increased and my circumstances have changed since I acquired the property, so I wish to sell.
I would be happy to hand it over to someone who respects the traditions and culture of Mimitsu.

2019年に私自身の春秋のサーフィン目的の別荘、自分が行けない時期には民泊として運営するために地元の不動産屋さんを通じて購入し、内外装のリノベーションを行いました。美々津の伝統的建造物群保存地区に立地しており、外観は日向市指定の様式で修繕、塗装、雨樋の交換を行なっております。伝統的な雰囲気を保ちつつ、内部はサーフィンを中心にした生活が快適にできます。機密性など現代住宅には快適性の面で劣ります。
建物内部は畳の部屋を土間に改装し、玄関からダイニング、キッチン、勝手口まで土足で通れ、使い勝手がとても良くなりました。
浴室ドア、トイレドアの変更、エアコン設置などを行い、快適に過ごせるようになっています。
現在は写真の便器からより新しいウォシュレット付きの便器に変わっています。
２階の部屋や１階の廊下は物品の保管などに使っています。
庭は広く、日もよく当たるので布団や洗濯物がよく乾きます。外部コンセントを追加したので、電気が使えてより便利になりました。勝手口から出られる屋根付きのスペーは大工作業、趣味の道具のメンテナンスができます。倉庫にも濡れずに出入りができて便利です。
立地は美々津の美しい町並み、釣りができる川、飲食物や日用品の買い物ができるお店、数軒の飲食店が徒歩圏で便利です。保育園、病院も美々津にあります。
複数のサーフポイントへのアクセスが良好です。
ただコンビニ、市街地、駅、大きなスーパーなどへは車で10～20分ほど離れています。金ヶ浜は車で5分で行けます。美々津からは海はもちろん、川、滝、山といった自然を楽しめる場所へのアクセスが良好です。
美々津伝統的建造物保存地区の街並みは素晴らしいです。朝夕の散歩、買い物や居酒屋に行く時など、日常的にこの街並みの美しさ、静かで穏やかな雰囲気に癒されます。
これまで自分の仕事が落ち着く春と秋に宮崎での滞在を楽しみながら、物件を少しづつ改善し、地域の方にご協力いただいて民泊の営業(https://mizuo-mimitsu.com)もしてきました。一時は宮崎に拠点を移そうかとも思ったくらい気に入っていましたが、他の地域での仕事が増え、取得した当時とは状況が変わってきたため売却を希望しています。
