I bought this land intending to place a trailer house or camping trailer on it and live there myself. However, due to local government regulations, the soaring price of trailers caused by the weak yen, and various other circumstances, I have decided to buy a different property, so I no longer have a use for it.
Currently, a standing water faucet, an outdoor distribution board and an electrical outlet are installed. The property will be handed over as-is. If you build a house, the power supply may be usable as temporary power for contractors. As shown in the photos, some grass is growing. Depending on the level of interest, I plan to lay weed-control sheeting toward spring. This too will be handed over as-is. Regarding drainage, public sewerage is available but not yet connected to the lot (the sewer line is nearby, so connection is possible). The water supply is already connected, but the pipe is currently only 13 mm in diameter and was installed long ago, so it will basically need to be re-laid when building a new house. In 2024 the sewer line was extended to the nearby public road, so a sewer connection is now possible (confirmed with the town office through a contractor).
Elementary and junior high schools, a library and a park are all within a few minutes' walk, making this an ideal place to raise children. The road in front is a dead end, so no unnecessary through traffic enters. Many of the neighbors have children. A supermarket is within a 10-minute walk. A drugstore and convenience store are about a 12-minute walk away, so I think it is a relatively convenient location for daily life. On the downside, the station is about a 25-minute walk away, which is far on foot. Because there is a building on the adjacent land to the south, sunlight may be somewhat limited.
Immediate handover is possible. If needed, I can introduce an acquaintance's construction company (we only have a loose connection, so there is absolutely no obligation).

土地のみの物件です。トレーラーハウスやキャンピングトレーラーを設置して、自己居住に使用する予定で購入したのですが、自治体の規制や円安によるトレーラーの高騰等、諸々の事情により別の物件を購入することにしたため、使い道がなくなってしまいました。
現状、立水栓と屋外用の分電盤とコンセントが設置してあります。現状引渡しとさせてください。自宅を建てるのであれば業者の仮設電源として使えるかもしれません。また、写真の通り多少草が生えています。引合の状況にもよりますが、春に向けて防草シートをはる予定です。こちらも併せて現状引渡しとさせてください。前面道路は分譲地用に最近作られた道なので広くてきれいです。（私道/地目は公衆用道路/持分あり)境界も確定済です。確認書類もあります。
公営水道（引込済）、東京電力（引込済）、ガスはプロパンです。ライフライン引込について、排水は公共下水で土地に引込はされていません（近くまで来ているので接続は可能）。水道は引き込み済みですが、現状13mmで径が小さく設置時期も古い為、新築時は基本的に引き直しが必要になるようです。2024年下水道管が近くの公道まで引かれたので、下水道も接続できるようになりました。（業者経由で役場に確認済）
小中学校、図書館、公園徒歩数分圏内にあるので、子育てに最適です。前面道路も行き止まりの道なので、余計な車が入ってくることはありません。近隣住民もお子さん持ちの方が多いです。スーパーは徒歩10分圏内にあります。ドラッグストア・コンビニは徒歩12分程度、生活にも比較的便利な場所だと思います。いまいちなところとしては、駅は徒歩25分程度かかるので、歩きだと遠いです。隣接する南側の土地に建物がある為、多少日当たりが悪いかもしれません。
