Description
This is a kominka (traditional Japanese house) built in the Taisho era, located in Sakai Okonogi, Isesaki, Gunma Prefecture. It was lived in by the owner's family for generations. It became vacant in 1994 and was used for overnight stays until 2023 for farm work and visiting the family grave. Currently the owner visits for the day about once every two months to tend the garden. The beams are old but impressive, and the roof was repaired in 2017 at a cost of about 2.5 million yen at the time. The owner would like to pass the house on if there is demand for it as a kominka.
Overall condition:
The main house was built in 1915 (Taisho 4), so the kitchen back door opens onto a dirt-floored area (doma), and the structure itself has a strong historical character. The main house has been extended; the corridor and toilet were added later.
Exterior: The roof had leaked in the past, so in 2017 a specialist contractor replaced it at a cost of about 2.5 million yen. Apart from the roof, the exterior as a whole shows progressing age-related deterioration. The rain gutters were damaged by hail around 2022.
Interior: Water, electricity and the toilet (flush toilet with septic tank) can still be used without problems. Because of the risk of electrical leakage, minimal rewiring repairs were carried out by a contractor in 2022. One air conditioner was installed for overnight stays and still works without problems. In September 2024, household belongings were disposed of to the extent possible, and the house is in the condition shown in the photos.
Surroundings:
The property is surrounded by residential houses, and the owner has continued to greet the neighbours regularly even after the house became vacant. Honjo-Waseda Station on the Joetsu Shinkansen is about 25 minutes away by car, so Tokyo is within Shinkansen commuting range.
Commuting to Tokyo is possible. For example: leave home at 6:50, board the Tanigawa No. 476 departing Honjo-Waseda Station at 7:31, and arrive at Tokyo Station at 8:18, which should be in time for a 9:00 start. Note: Honjo-Waseda Station has five trains to Tokyo stopping during the 7 o'clock hour, and the last train from Tokyo departs at 22:40, making it a very convenient station.
Drawbacks:
The second floor has an attic room and attic space, but they have not been cleaned; they are covered in dust and some household belongings remain. There are trees on the land; the natsumikan (sweet summer orange) and blueberries can be harvested in season. 全体状態としまして、母屋部分は大正4年の建築であるため、勝手口が土間となっており、構造的にも歴史を感じる作りです。母屋を増築した構造になっており、廊下やトイレは後で付け加えています。外装は、屋根に関しては、過去に雨漏りがあったことから2017年に約250万円を投じ、専門業者に依頼して張り替えを行いました。屋根以外は全体的に経年劣化が進行しています。雨樋は2022年頃の雹害で破損しています。内装は、水道、電気及びトイレ(水洗・浄化槽)に関しては、現在も問題なく利用することができます。電気に関しては、漏電リスクを考慮して2022年に業者に依頼して最低限の配線補修を行いました。宿泊用にエアコンが1箇所ついており、現在も問題なく稼働しております。2024年9月に着手可能な範囲で家財処分を実施しており、現状写真でお示しの通りの状態となっております。
周囲は住宅に囲まれており、空き家になって以降も当方が近隣住宅には定期的に挨拶をしております。北陸上越新幹線の本庄早稲田駅まで車で約25分であるため、東京都内への新幹線通勤圏内でもあります。
難点は2階に屋根裏部屋及び屋根裏スペースがありますが、清掃ができておらず、埃まみれで一部家財が残っている状態です。隣に古びた納屋があり、写真の通り崩れかかっている状態です。恐れ入りますが、譲渡する場合は併せて現状渡しとなります。立木があり、甘夏とブルーベリーは時期になると収穫ができる状態です。ハザードマップ上は河川氾濫時の浸水区域になっております(但し、記憶ある限り氾濫したという話は聞いたことはありません)。
東京方面への通勤可能です。(例)6:50に自宅を出発、本庄早稲田駅7:31発のたにがわ476号に乗車すれば東京駅8:18に到着できるため、9:00始業でも間に合うのではないでしょうか。※本庄早稲田駅は7時台に東京行が5本停車するほか、東京発の最終列車22:40と利便性の高い駅です。
