Description
This is a large piece of land that I purchased for an outdoor-related business, but due to various circumstances I wish to sell it. I will answer questions as far as I am able, but please contact the relevant agencies for anything technical. I will also send any documents I have on hand. Please note that I am sometimes asked to obtain documents I do not have; in such cases, please obtain them yourself. The sooner the sale can be completed, the better.
The land is a wooded mountain parcel of 16,700 tsubo, right next to Saiku Pond, which spans Meiwa Town and Tamaki Town. Although it is a large forest, it is not deep in the mountains: a walking trail has been developed alongside it, with a gazebo and parking area, and there is a clean public restroom on the Tamaki Town side. Within a 10-minute drive there are supermarkets, a McDonald's, a home improvement store and more, so access is good. I have already consulted the local municipality's tourism division on various matters, and they would like to use this area as a tourism resource, so they appear to be quite cooperative.
Current condition: the land is mostly a madake (giant timber bamboo) grove that has been left unmanaged for several decades, a so-called abandoned bamboo forest. However, there are signs that people have climbed to the summit before, and artificial paths can be seen here and there. Near the summit the land is relatively open, with more trees than bamboo. Because the area is so large, I have visited many times but have not been able to survey all of it. There are no utilities (no lifelines).
Drawback: Saiku Pond Kofun Nos. 9 to 16 (ancient burial mounds) are scattered across the land. Considering that buried artifacts could be found, large-scale site development work near the kofun sites is likely to be difficult. Details will be provided individually.

明和町から玉城町にかかる斎宮池のすぐ側にある山林で16,700坪と広大です。広い山林ですが、山の中ではなく側には遊歩道が整備されており、東屋や駐車場、玉城町方面には綺麗なトイレもあります。車で10分圏内にスーパーやマクドナルド、ホームセンター等がありアクセスも良い立地です。地元自治体の観光課には色々と相談済で、このエリアを観光資源として利用したいとのことですので、色々協力的な感じです。
現状、ほぼ真竹の竹林で数十年間放置されていた所謂放置竹林ですが山頂まではこれまでにどなたか上った形跡があり、人工的な道も散見されます。また、頂上付近は割と開けていて、竹よりは樹木が多いです。とにかく広いので、何度も足を運んではいますが把握できておりません。また、ライフラインはありません。デメリットとしては、斎宮池9～16号墳（古墳）が点在しており、埋蔵物が出てくることを考えると、古墳跡付近の大規模な造成工事は難しいかと思います。詳細は個別にお答えいたします。
