Description
A quiet setting in one of Karuizawa's historic villa developments.
My father bought this as a second home, and after retiring he lived here as his main home. During long holiday seasons we stayed for extended periods with the grandchildren, and our family has many happy memories here. During the COVID period it also served as a base for remote work. It is an environment where you can keep a wood stove burning all day even in winter. Sold only through Toke Ichiba.
As my father has grown older and found it difficult to live alone far away, he began living with us about a year ago. The house is now vacant and for sale through Toke Ichiba. The main renovation history is as follows:
June 2011: Foundation reinforcement work / 1st floor flooring finished
March 2012: 2nd floor flooring finished
May 2013: Loft and skylight installed / roof re-covered (you can see a sky full of stars from the loft)
October 2014: Freeze-prevention work on the plumbing
May 2026: The 1st-floor toilet was converted into a washing machine area, and a complete new toilet set was installed on the 2nd floor.
Vacant possession is available immediately. Because the building is not registered, obtaining a home loan for the purchase is difficult. If you wish, the wood stove will be left behind for you to use as it is. A septic tank is installed and is inspected three times a year, with reports made to the local government. The inspection cost is included in the annual management fee. Water charges are also included in the annual management fee. House cleaning has been done, but because of the age of the building, deterioration of the walls, tatami mats, etc. is visible.
The property is in a historic villa area of Karuizawa. Each lot is large and neighboring houses are far apart, so it is a quiet environment where you can sense birdsong and the presence of animals. I do not think it will be possible to secure such a large site in the Karuizawa area in the future. It is in the Minami-Karuizawa district, which has developed markedly in recent years, and the skating rink, Hotchi Market, Kazakoshi Gakuen school and more are close by. It is on the same grounds as Karuizawa Lake Garden, famous as a rose garden, and owner benefits can be used. Maintenance is thorough even in winter, and snowplows clear the roads soon after snowfall, so there are no problems with traveling by car or using parcel delivery.
I have carefully maintained the house so that it can be lived in year-round, but because it has been vacant for some time, I have not been able to confirm that all of the equipment works reliably. Heating for the plumbing is installed to prevent freezing, but it may have deteriorated with age. It can be used as a remote-work base or a disaster shelter, but for winter use, additional heating and double-glazed windows would probably be needed. Drawbacks: the property lies within a sediment disaster warning zone (both red and yellow zones), there is a steep slope collapse hazard area, the building dates from January 1971, and the annual management fees total 248,263 yen (fiscal 2023). Although it can be used as it is, the kitchen, bathroom and Japanese-style room are dated in design, so renovation is recommended.
