Background of the sale and current condition of the property:
The seller bought this property, about a 15-minute walk from Kure Station, in 2023 for business use. Defects that were not noticed at the time of purchase have since been found, and because it has become difficult to travel for repairs alongside the seller's main job, the seller is considering letting it go.
Currently the house is used for storing belongings and is rented to a local friend as a simple rest space for 5,000 yen per month. The tenant has said they intend to keep renting until around January 2025 even after the sale, so even if you cannot put the house to use right away, it will bring in some rent income from immediately after purchase.
The seller lists the defects found and the concerns at the time of purchase in advance. Please make inquiries only after you have understood and accepted them.
- Like much of Kure, the area is hilly, and this property is also in a yellow zone (landslide hazard area).
- Gas may be leaking from the gas pipe on the site, so use of city gas is restricted. However, Hiroshima Gas has said that propane gas can be used as a temporary substitute (on the understanding that repairs will eventually be needed, though no timing has been given).
- The water shut-off valve on the site's water supply line is stuck, and the Waterworks Bureau has said it needs to be repaired. The concrete on the ground beside the entrance must be broken up and the ground dug out a little before the work can be done. The water supply cannot be turned on unless you hire a designated plumbing contractor.
- The main structure is basically in good condition, but the glass doors at the entrance and on the back garden side are broken and need repair. Otherwise the condition is what you would expect of a vacant house. In the room where the tatami felt spongy, the tatami and deteriorated subfloor have been removed and reinforcing joists re-installed, so you can turn it into a flooring room right away by laying the flooring material of your choice.
- The seller also checked with neighbors and others about psychological defects or any other issues that would affect living here, and was told there are none at all.
Selling points: there is a sunken kotatsu (horigotatsu), the plumbing does not need work, there is a small front garden and back garden, and the small monthly rent income helps reduce the financial burden. Fixed asset tax is not currently charged because the property is below the tax exemption threshold. Repairs to the plumbing fixtures are not needed (large bathtub and flush toilet), so it appears the house can be made livable right away with only the gas and water repairs mentioned above and repairs to the main structure. The seller would be grateful for a sale as early as possible.
About the appeal of the property:
It combines an easy-to-live-in location with life in a traditional old house (kominka). Like Hiroshima Station, the area around Kure Station is undergoing redevelopment, and the former Sogo department store site is planned to become a high-rise condominium and commercial facility in 2027. Although the property is only about a 15-minute walk from Kure Station, the atmosphere is very calm, a complete contrast to the bustle in front of the station. The neighbors are so friendly that, while the seller was doing repairs, they spoke to them every day with remarks such as "Are you going to live here?", "Good luck!" and "Mind if I take a look?" The seller says it was memorable to carry out the repairs while feeling something of the original landscape of Japan. There was no exclusive atmosphere at all, and the neighbors were very kind. A new supermarket, drugstore and Kura Sushi have opened near the house, so the living environment has improved further. Because the house stands on the hillside (yamate) side of Kure, which was built by cutting into the mountains, looking out over Kure Port at sunset, together with the cool breeze blowing through, lets you feel the atmosphere of the era when Kure flourished as a naval port. With its one-of-a-kind view and air, the seller says that thinking about it makes them a little reluctant to part with it. Also, the repairs to the gas and water supply will be borne by the buyer, but the price has been discounted to reflect this. Please consider it.

売却へ至った経緯と、物件の現状につきまして、事業用にと2023年に購入した呉駅徒歩15分程度の物件ですが、購入時に気付けなかった瑕疵が見つかったことや、本業で修繕に行くことが難しくなったため手放すことを検討しています。
現状は荷物置き場として利用しつつ、現地の友人に簡易の休憩所として月5,000円で賃貸中です。ご覧いただいている方にご購入いただいた後も、2025年1月あたりまでは借り続けるとの意向をもらっているので、すぐの活用が難しくても購入直後から一応の家賃収入が発生する物件ではあります。
あらかじめ、当方で発見した瑕疵や購入時の懸念事項など記載させていただきます。ご納得いただいた上でご相談ください。呉市の土地柄、坂が多く当物件もイエローゾーンに該当しております。敷地内のガス管からガス漏れが起きている可能性が高いとのことで、都市ガスの利用が制限されております。ただ、広島ガスへ連絡したところ仮置きながらプロパンガスでの代用が可能とのことでした(ゆくゆくは修繕の必要がある、という前提ですが時期は明言されておりません)。敷地内の上水道の止水栓のバルブが固着しており、水道局の方曰く修繕が必要とのことでした。玄関横の地面のコンクリートを砕き、少し地面を掘ってから工事しなければならず、指定の水道業者さんへご依頼いただかないと水道の開栓ができない状況です。上物の状態は基本的に問題ないのですが、玄関と裏庭側のガラス戸が割れているので修繕が必要です。その他は空き家相応といった状態ですが、畳がふわついている部屋については畳と劣化した下地を剥いで補強の根太を入れ直しているので、お好きなフローリング材を張っていただければすぐにフローリング化ができる状態です。その他、心理的瑕疵など住む上で問題になる事柄は周辺住民さんなどにも確認しましたが、全くないとのことです。掘りごたつがあることや水回りに手を入れなくても良いこと、小さいながら前庭と裏庭があること、また微細ながら毎月の家賃収入も負担を抑える上でポイントになりそうです。固定資産税については免税点以下とのことでかかっておりません。水回りの補修は不要(広い浴槽&トイレ水洗)なので、見たところ上述したガス水道と上物の修繕のみですぐに住める状態になると思われます。時期は早ければ早いほどありがたいです。
物件の魅力について、「住みやすい立地」と「古民家暮らし」が両立できる点です。広島駅同様に呉駅も再開発が進み、2027年には旧そごう跡地が高層マンションと商業施設になる予定です。そんな呉駅まで徒歩15分程度という立地でありながら、駅前の喧騒とは打って変わって非常に落ち着いた雰囲気です。周辺の住人さん達も、修繕している私を見て「ここに住むんかね」「頑張れぇ」「ちょっと見てもいいですか?」と毎日声をかけてくださるくらい、ほのぼのしています。どことなく日本の原風景を感じながら修繕ができたのが印象深いです。排他的な雰囲気は一切なく、とても良くしていただきました。家の近くに新しくスーパーとドラッグストア、くら寿司ができたのでさらに住環境はグレードアップしています。また、玄関にある立派な梁や掘りごたつ、建築当時の木材が残った柱、欄間など至る所に古民家らしさが散りばめられたお家です。山間部を切り拓いて作られた呉の山手側にあるため、夕陽が沈む呉港の景色を眺めていると、吹き抜ける涼しい風も相まって軍港として栄えていた時代の空気を肌で感じられます。唯一無二の景色と空気で、思い出すと少し手放すのが惜しくなります。また、ガス、水道の修繕は買主様負担となりますが、それを差し引いてお値引き致しました。ご検討くださいませ。
