Description
This is a wooden, tile-roofed house thought to have been built around 1936 (Showa 11). Stations, shops, elementary and junior high schools, and hospitals are all within walking distance. Kure Station is about a 15-20 minute walk, and Hiroshima Station can be reached in about 1 hour, so access is fairly good. There is no parking on site, but there are monthly rental car parks nearby.
The first floor has two Japanese-style rooms, a living room, a bathroom and a toilet. The second floor has one Western-style room, two Japanese-style rooms, a toilet and an extension. The first-floor toilet is a Western-style flush toilet and the second-floor toilet is a Japanese-style (squat) flush toilet. The property sits on high ground, so the climb up and down is a bit tiring, but it feels like good daily exercise. The view from the property overlooks the townscape of Kure and is very pleasant.
You can feel the retro Showa-era atmosphere of Kure, and the narrow, alley-like path leading to the property feels like a hideaway and is exciting to walk. Although it is such a narrow alley, a property with sewerage, water supply and city gas connected is apparently quite rare. (Kure developed as a naval base, and the utilities were reportedly installed on the hillside at that time so that people could live there.) Kure, which is thought to have grown thanks to the navy, still has many relaxing, Showa-retro restaurants and is a town full of warmth and kindness.
The current owner bought the property in October 2023 (Reiwa 5) but has not used it, so details are unknown. From what can be seen, the walls and ceilings of the rooms are in good condition. The tatami mats and floors may need renovation. The gas has been shut off since 2007, and the house appears to have been vacant since around that time. 昭和11年頃に建築されたと思われる木造瓦葺の住宅です。駅、買い物、小中学校、病院などが徒歩圏内にあります。呉駅まで徒歩15~20分程です。広島駅までも1時間程で行けるので交通の便は割といいです。駐車場はありませんが、近くに月極の駐車場があります。
1階に和室2部屋、リビング、お風呂、トイレ、2階には洋室1部屋、和室2部屋、トイレ、増築部分があります。1階トイレは洋式水洗、2階トイレは和式水洗です。物件は高台にあるので少し上り下りには大変ですが、日々の運動にちょうど良く感じます。物件からの眺望は呉の町並みが見えて、心地よいです。
呉の昭和レトロな町並みを感じる事ができ、 物件に至るまでの猫道のような細い道路もまるで隠れ家のようで、歩いていてわくわくします。このような細い猫道ですが、下水道、上水道、都市ガスが通っている物件はかなり珍しいようです。(海軍の基地として呉は発展していたので、人が住む場所として山をその当時ライフラインを整備したことがきっかけだそうです。)ちなみに、海軍があることで発展したと思われる呉は今でも昭和レトロで落ち着く飲食店も多く、人情味にあふれている街です。
令和5年10月に購入したものの、使用していないので詳細は不明ですが、見た感じだと部屋の壁や天井は綺麗な状態です。畳や床はリフォームが必要になるかも知れません。ガスは2007年から閉栓しており、その頃から空き家の状態だったようです。水道や電気などのライフラインも含めて使える状態かどうかはわかりません。リビングの床は沈む箇所があります。雨漏りなどは今の所はないようです。なお、建築基準法上の接道要件を満たさないため、再建築は原則不可となります。空き家ですので、いつでも引き渡し可能です。
