Approx. 2 km to Aeon Atsuta. Currently a tenant-occupied (owner-change) property.
The owner lives far away and used to visit about once a month to clean. It is a 10 to 15 minute walk from a Nagoya Municipal Subway station. At first the owner lived here as a combined shop and residence. The shop closed after about a year, and the building was then used as storage for many years.

私が離れたところで暮らしているので1カ月に1回ほど掃除等に通っていました。名古屋市営地下鉄から徒歩10分から15分です。最初の頃は店舗兼住宅として暮らしていました。店舗はその1年後くらいにやめて、荷物置き場として長年利用していました。
その後賃貸も考えたので、ハウスクリーニング等をしてきれいにしました。その時にガス給湯器が壊れているのが判明し、2024年4月に新品に交換完了しました。この後賃貸となりオーナーチェンジ物件となりました。1階土間はコンクリートですが現在はリノベ中です。写真参考に願います。そして軽自動車をとめていました駐車場が1階北側下に、1階南側下はベランダの下でやはりコンクリートです。そのベランダは建物建設会社がベランダを設置してくれなかった為、私がホームセンターに設置してもらいました。そしてその1階のベランダ下と土間の所に下水を流せる配管が出ています。1階にトイレや風呂を設置するときに利用可能だと思います。ベランダ下には水道があり洗濯機を置けます。土間の部屋にも水道配管とガス配管もあります。電話回線用の口が1階にもありまして、今は2階とつながっています。2階は2か所電話の口があり、その一つのところに光ファイバーもあります。
1階駐車場の天井に監視カメラ(当時有線)を設置できるように、2階の端子まで空き配管が設置してあります。未使用です。2階が1LDKで風呂とトイレが別にあります。2階だけだと2人住まい位かと、1階を利用すれば活用価値は広がります。1階北側と2階南側にシャッターが付いています。現況販売、契約不適合責任免責ですので、給湯器の交換完了したので今はありませんが、内覧で判明した故障等は値引き等で対応可能です。
コンパクトにまとまっていますが、狭いと言えばそのとおりです。風呂は追い炊き機能付きです。トイレも洗浄機能付きです現状手洗い付ですが将来は手洗いなしに変更予定です手洗い現在使えなくなっています。先に購入決まった場合は現状のままです。台所は食洗器と浄水器用の水道の接続口もあります。テレビはデジタルにしなかったため今は見れないのでケーブルテレビ、インターネットテレビ、デジタルアンテナが必要です。光ファイバーはNTTで引いていましたので2階の部屋に出ています。建物西側に奥へ行く細い通路がありますが通行権を設定してありますので安心して出入りできます。
所有者現地まで遠いので、内覧日時は要調整です後述ご参照。給湯器を売主側で新品交換完了し、現在オーナーチェンジ物件となっています。利回りは7%前後です。購入者様がご自身で利用されたい場合は、現賃貸契約が終了してからとなります。現在の契約を途中で解約されない購入希望者の方は特別に内覧可能です入居者様と確認済です。
家いちば手数料2種類=媒介報酬分1と基本料2(税別)は売主分も買主負担、その分以上値引きした価格変更設定しています。ですがさらなる値引きも応相談で考慮します。当時、通行権設定の為に測量分筆したため計4筆あります。エアコンを2024年8月に新品に交換しました。
