Description
I bought this land and have been building things on it by myself, little by little: a guest cabin, a lean-to, a toilet, a bathroom, a garden kitchen, two well sheds, four storage sheds, a firewood rack and more. Whenever one structure became usable even if unfinished, I moved on to building the next, so most buildings are not completed. Even unfinished, they cause no problems in use.
Current progress:
- Guest cabin: interior unfinished.
- Lean-to: no entrance door.
- Toilet: basically finished, but it is a compost toilet using a food-waste processor, and part of the rotating blades is damaged.
- Bathroom: part of the interior and the exterior are unfinished.
- Garden kitchen: shelves, exterior and part of the floor tiling are unfinished.
I am currently pouring new concrete to extend the floor, and plan to build a new washing area on the extended floor. The boat shed that used to be here had no concrete foundation, to avoid fixed asset tax; it stayed in place thanks to the weight of the boats, kayaks and SUPs stored inside. Since I disposed of all the boats, the shed became light and might cause trouble for neighbors in strong winds, so I dismantled it. I may also dismantle storage sheds, the firewood rack and so on to make the site more spacious. Well shed 1 is basically finished, but the roof umbrella nails need replacing within the next few years. Well shed 2 is under construction, so it has no pump or door. The resin storage shed is planned to be dismantled, because if its contents are removed it could be blown around by strong winds. Part of the three metal storage sheds has started to rust, so painting them would be advisable. Three storage sheds is probably too many for an ordinary owner, so I may dismantle some. I spent a great deal of time on all this, so I hope someone will complete it and make use of it.
Reason for sale: I am moving from Saitama Prefecture, where I live now, to Fukushima Prefecture, and it will be too far to commute here, so I have decided to sell. Running costs are low and I did not want to part with it, but visiting casually from Fukushima is not realistic.
Running costs:
- Fixed asset tax is about 42,000 yen per year (fiscal 2023).
- If you do not use electricity, the basic charge is halved.
- Water comes from the well, so it costs 0 yen.
- For cooking I use induction cookware, a rocket stove, a wood-gas stove, a barbecue grill and so on, so gas costs 0 yen. Bamboo grows abundantly on the neighboring property, and I am allowed to cut bamboo that has fallen onto this site, so I use it for cooking. Unless you live here permanently, you probably won't need to buy firewood for cooking.
- This is not a holiday-home development, so there are no management fees.
- It does not seem to be compulsory, but there are neighborhood relations: I pay 6,000 yen per year as a district fee and 3,000 yen per year as a fire-brigade fee.
- Including fixed asset tax and electricity, current running costs are about 5,000 yen per month (about 60,000 yen per year).
- Because the site is a generous 235 tsubo, you could also install solar panels and generate your own electricity.
Location and surroundings: The site is within a sediment disaster warning zone, but it is close to the sea and ideal for leisure. The road is about 2.5 to 2.7 m wide, and a 2-tonne truck can get in. Cheap-per-tsubo properties near the sea often cannot be reached by car, but this property has no such inconvenience. The quiet sea is about 200 meters away. Because the sea is so close, I used to load boats, kayaks and SUPs onto a handmade boat launcher on the site and carry them by hand.
Fruit trees and vegetable garden: There are now more fruit trees than shown in the photos. Varieties include persimmon, true yuzu, flower yuzu, dekopon, shikuwasa, satsuma mandarin, kumquat, lemon, sudachi, loquat, plum, amanatsu and hassaku, among others. Counting saplings, there are more than 100 trees planted. There is also a vegetable field. Last year I harvested plenty of sweet potatoes. Besides sweet potatoes, I grow potatoes in spring; corn, tomatoes, chili peppers and bell peppers in summer; and garlic, rakkyo, snap peas and wakegi from autumn to spring. Green onions and chives are grown year-round. There are too many fruit trees, so I plan to take some to my new home; please ask for details.
Utilities:
- Electricity is already connected.
- It seems a guesthouse (minshuku) was originally run on this land, so there are two wells, since it used far more water than an ordinary household (one is not in use because its well shed is under construction).
- There is a water meter, although not in use, so water supply is probably already connected.
- The bath is heated with kerosene. Cooking is done with induction, portable gas stoves, a rocket stove, a barbecue grill and so on, so no gas is used.
- The well water is clear, but it has not been tested, so I do not use it as drinking water. Neighbors use well water for drinking, so it may be fine to drink. I use it for cooking, dishwashing, laundry, bathing and other daily needs. Since I started using it for the bath, my child's atopic dermatitis has improved, and the rough heels I always had become smoother after about a week of bathing (results may vary from person to person). I also used to own an apartment with a hot-spring communal bath, but because many people use it every day, it contains a large amount of chlorine for disinfection; by comparison, this bath seems better in effect and for the body.
- Drainage: there is a roadside gutter along the land.
- The toilet currently in use is a compost toilet using a food-waste processor. I add sawdust or rice bran 2 to 3 times a year. If kept in proper condition (some maintenance is needed), it has almost no unpleasant odor and uses no water, so it is eco-friendly and comfortable. If maintenance is a hassle, you could switch to a temporary toilet (such as a flush type); the collection company confirmed they will come to pump out even small amounts.
Other notes:
- All boats stored on site were disposed of so they would not be in the way at the time of sale.
- I work selling kayaks. Buyers of the land can purchase new kayaks from my stock at a special price (pedal-drive fishing kayaks). Let me know if you are interested.
- Because of the large amount of tools, materials and farm equipment to move, I would like 1 to 2 months from contract to handover. In summer (July to September) it is hot and moving is physically hard, and my work gets busy, so moving tools and materials may take longer. Please ask for details.
- I still carry out improvements, repairs and dismantling of buildings when I have time, so the actual condition of the buildings during a viewing may differ from the photos. Please treat the current condition as having priority. I plan to remove (or relocate) some of the storage sheds and change the layout to make the land more spacious.
- I am not on site all the time (it is far from my home), so viewings will be scheduled to match my stays (I stay about 2 to 3 weeks, roughly once every 1 to 2 months). I have my own schedule too, so I may not be able to accommodate your preferred date and time. I will try to match schedules as far as possible, so please contact me early with your desired viewing dates. If schedules truly cannot be matched, you will need to view the property without a guide. - Several people have asked about renting. If a property of about 12 million yen were rented out at a typical yield through a real estate company handling brokerage and management, I estimate it would come to about 80,000 to 100,000 yen per month on a 2 to 3 year contract. (I am not a real estate professional, so this is only a rough estimate; if it were actually rented, I would consult a professional to set the rent.) Renting offers little advantage, so I would prefer a buyer over someone wanting to rent.

土地を購入後、コツコツと1人で宿泊用の小屋、下屋、トイレ、風呂場、ガーデンキッチン、井戸小屋×2棟、物置×4棟、薪棚等を造りました。一部未完成でも使用出来る様になると、次の建物を作っていた為、殆どの建物は完成していません。未完成でも使用には問題ございません。
現在の進行具合ですが、宿泊用の小屋は、内装が未完成です。下屋は、出入口の扉が有りません。トイレは、一応完成していますが生ごみ処理機を使ったコンポストトイレになり、回転羽の一部が破損しています。風呂場は、内装の一部と外装が完成していません。ガーデンキッチンは、棚と外装、床のタイル張りの一部が未完成です。
現在はコンクリートを新規に打って床を延長しています。延長した床に洗い場を新規に造る予定です。以前ございましたボート小屋は、固定資産税がかからない様にコンクリート基礎を打たず、収納していたボート・カヤック・SUPの重さを利用し、動かない様にしていました。ボート類を全て処分したのでボート小屋自体が軽くなり、強風時にご近所様に迷惑をかける可能性が有るので解体しました。他にも敷地を広く使用出来る様にする為に物置や薪棚等は解体してしまうかも知れません。井戸小屋①は、一応完成していますが、近年中に屋根の傘釘の交換が必要です。井戸小屋②は、作成中なのでポンプや扉が有りません。樹脂製物置は、中の物品を取り出してしまうと物置自体が強風で動いてしまう可能性が有るので解体予定です。3棟の金属製物置は、一部にサビが出始めていますので塗装をした方が良さそうです。物置3棟は一般の方には多すぎるので解体するかも知れません。ここまで時間をかけて作製したので誰か完成させ使用して下さい。
現在住んでいる埼玉県から福島県に移住することになり、通うには遠方になるため販売することになりました。維持費も安いので手放したく無かったのですが、距離的に福島県から気軽に通うことは出来そうもございません。維持費としては固定資産税が年間42.000円程です。(令和5年度)電気は使用しなければ基本料金が半額になります。水道は井戸水を使用していますので0円です。煮炊きにはIH調理器具やロケットストーブ、ウッドガスストーブ、バーベキューコンロ等を使用していますのでガス代としては0円です。隣の敷地に竹が沢山生えています。こちらの敷地に倒れた竹は切っても良いことになっていますのでそちらを利用して煮炊きをしています。永住しない限り煮炊き用の薪等は買う必要が無さそうです。別荘地では無いので、管理費もありません。強制では無い様ですが、近所とのお付き合いも有り、私は区費として6,000円、消防費として3,000円を年1回支払っています。固定資産税や電気代も含め現在の維持費は月額5,000円程(年額で60,000円程)です。敷地が235坪広めなので太陽光パネルを置いて、電気を自給しても良いかと思います。
土砂災害警戒区域内ですが、海から近くレジャーに最適かと思います。 道幅は2.5m~2.7m程になります。2tトラックが進入可能です。海近で坪単価が安い物件は車で入れないことが多いのですが、こちらの物件はその様な不便さはございません。静かな海まで約200メートルです。海が近いので、ボート、カヤック、SUP等を敷地から手作りのボートランチャーに載せ人力で運んでいました。植えてある果樹は現在、画像より増えています。果樹の種類は柿・本ユズ・花ユズ・デコポン・シークワーサー・温州ミカン・キンカン・レモン・すだち・ビワ・プラム・甘夏ミカン・八朔等になり、苗木を合わせると100本以上植えてあります。また、畑もございます。昨年はサツマイモが沢山収穫出来ました。サツマイモの他にも、春はジャガイモ、夏はトウモロコシ、トマト、トウガラシ、ピーマン、秋~春はニンニク、ラッキョウ、スナップエンドウ・ワケギ等を育てています。また、通年を通してネギ類やニラを育てています。果樹は多すぎるので一部移住先に持って良く予定です。詳しくはご相談下さい。
ライフライン関連ですが、電気は引き込み済みです。元々こちらの土地で民宿が経営されていたらしく、水を一般家庭より多く使用するために井戸が2か所あります(井戸の1つは井戸小屋製造中で使用していません)。また、使用していませんが水道メーターがあるので、水道は引き込み済みだと思われます。お風呂は灯油で沸かしており、調理はIHやカセットコンロ、ロケットストーブ、バーベキューコンロ等を使用しているため、ガスは使用していません。きれいな井戸水が出ていますが、水質検査した訳ではないので私は飲料水として使用していません。ご近所の方は井戸水を飲料水として使用していますので、飲んでも問題無いのかも知れません。私は調理や食器洗い、洗濯、お風呂等の生活水に井戸水を使用しています。お風呂に使用すると子供のアトピーも良くなりました。また、いつもガサガサな私のカカトも1週間程度、入浴するとしっとりしてきます。(個人差も有るかと思いますが)温泉の大浴場が有るマンションも以前所有していましたが、マンションの大浴場は毎日沢山の方が入る為、殺菌の用の塩素を大量に入れています。それに比べるとこちらのお風呂の方が効能も体にも良い様です。排水ですが、土地に沿って側溝があります。現在使用しているトイレは生ごみ処理機を利用したコンポストトイレとなります。年に2~3回程度、オガクズやヌカを投入し使用しています。コンポストトイレは適切な状態を保っていれば(多少の手入れが必要です)、嫌なニオイも殆どなく水も使用しないのでエコで快適です。手入れが面倒でしたら仮設トイレ(水洗タイプ等)に変更されても良いかと思います(収集業者に確認したところ、少量でも汲み取りに来て頂けるそうです)。
現地に保管していたボート類は土地売買時に邪魔にならない様に全て処分致しました。また、私は仕事でカヤック販売をしています。土地ご購入の方には在庫している新品のカヤックを特価で販売することも可能です。(取り扱っているのは足漕ぎタイプのフィッシングカヤックになります。)ご希望が有る場合はお知らせ下さい。大量にある工具、材料、農具を移動させるため、ご成約からお渡しまでには1~2か月位いただきたいです。また、夏季(7~9月)は暑くて体力的に引っ越しが大変な上、仕事が忙しくなるので、工具や材料を移動するのにお時間を頂く場合がございます。詳しくはご相談下さい。
