Description
Nature-rich land in the Soto-Chichibu area. I had been considering it as a villa site, but I am offering it for sale.
I bought it two years ago at a court auction. It is currently used as storage space with a temporary tent. I had planned to use it in the future as a villa site. The soil quality is good, so it can also be used as farmland. The neighbors are good people. The Tokigawa River flows nearby, and it is a nature-rich area.
Water supply and drainage:
- Two third-party water pipes are buried on the site. Consent from the third party to branch off their water supply pipe has not been obtained.
- There is currently no water supply pipe connection to the property, but a connection can be made from the public main (φ200) buried in the road in front.
- There is no gutter adjacent to the property. After an on-site meeting with a Tokigawa Town official, I was instructed by the town office to obtain a road occupancy permit and connect to the gutter along Route 456.
- Drainage will be by a combined septic tank (gappei shori johkasou).
- If you are considering building a house or similar, it would be advisable to obtain an estimate in advance. As a rough guide, I estimate it would cost about 1.3 million yen.
Setback: There is a road setback. The current distance to the boundary line with the front road is only about 2 m to 3 m. Because the setback is measured from the road center line, the road boundary line will move 0.5 m to 1 m into the site.
Boundary stakes: One boundary stake cannot be found. A confirmed survey map exists, but the cost of re-setting the stakes is to be borne by the buyer.
Left-behind items: There are items remaining on the land: an incinerator, concrete rubble, and a simple garage. I installed the simple garage recently. I will remove the belongings inside the garage. The property is sold as-is.

2年前に競売物件で購入しました。現在は仮設テントの物置用地として活用しております。将来的には別荘地として活用を考えておりました。土質が良いので農地としても利用可能です。近所の皆様の人柄がよいです。都幾川が近くを流れ、自然豊かなエリアです。
敷地内に第三者の水道管が2か所埋設してあります。第三者に給水管分岐同意は頂いておりません。尚、当物件の給水管引き込みはありませんが、前面道路に埋設されている公設管（φ200）から引き込み可能です。側溝が隣接しておりません。ときがわ町担当者と現地にて打合わせをした結果、道路占用許可を取り456号線沿いに側溝に接続するよう役所担当者より指示を受けました。排水設備は合併浄化槽となります。住宅等ご検討の方は、予めお見積りを取られたほうが良いかと思います。概算ですが130万くらいかかると思います。道路後退（セットバック）があります。前面道路との道路境界線が現況約2m～3mしかありません。道路中心からの後退となりますので、1m～0.5m敷地内へ道路境界線が後退します。杭が1か所見当たりません。確定測量図はありますが、杭入れ費用は買主様のご負担でお願いいたします。
残置物があります。焼却炉・コンクリートがら・簡易ガレージがあります。簡易ガレージに関しては、最近私が設置しました。ガレージの中の荷物は撤去します。現況渡しとなります。都心まで車で約2時間です。セイムス（ドラッグストア）まで徒歩約5分、役場やセブンイレブンまで徒歩約10分、ベルク（地元大手スーパー）やカインズホームまで車で約5分です。
