A secret hideaway looking up at a legendary mountain. We would like to sell this land to someone who loves the mountains.
The land has wonderful views, with a mountain of mystical legend spread out right in front of it. After talking at length with the previous owner and being drawn to the charm of the place, we bought it for business use, hoping to contribute to the area so that more settlers and interesting businesses would come to this region. However, we later decided to run our business in a different location, and the land is no longer needed. It is convenient and has high future potential, so this is a painful decision, but because we are fully occupied with our business elsewhere and cannot put it to effective use right away, we thought there might be someone who can make better use of it than we can, and decided to put it up for sale.
The land is in the Iizuna Kogen area, a summer retreat and villa district at the foot of Mt. Iizuna, which looks down over Nagano City. The mountain is said to be a mystical place where the yamabushi (mountain ascetics) and ninja who protected Zenkoji Temple trained. Recently the number of settlers has been increasing. The area now has more forest stations and campsites, with markets and events every week, making it a very comfortable place to spend time. There used to be a ski resort directly in front of the land, but it closed a few years ago. It appears the local government will soon invite private operators to start new green-season development, so the area looks set to open up even more potential as a tourist destination.
The previous owner, who has passed away, bought the land as a place for his own hobbies, carefully developing it by removing the trees one by one. We imagine he enjoyed his own camping and bushcraft here, looking up at the mountain and playing with his children and grandchildren. That kind of use is welcome, but since the land faces a main road and suits business use, it could also become a shop, or land for a permanent home or villa. There is also a forest road from which you can walk straight into the national park area, making it an excellent base for trails and walks. While honoring the wishes of the late previous owner, we would like to sell to people who love the mountains, want to become familiar with the mountains, or love nature (or would like to come to love it).

The land is 20 minutes by car or 45 minutes by bus from Nagano Station, with a bus stop right in front. Tokyo to Nagano Station takes 1 hour 20 minutes by Shinkansen, so you can get here from central Tokyo in about 2 hours. It is a secret hideaway looking up at a legendary mountain. The land is bordered by roads on three sides, each with generous road width, and it faces a bus route with the bus stop right in front, so it should be easy to develop a business here.
The site sits high above the road, so grading work is needed to bring a car onto it. Some neighbors reportedly willingly agree if asked to lend parking space. The neighboring land has a building with water supply and a toilet installed, and we have heard that its owner is also willing to sell, so expansion may be possible depending on negotiations. Depending on the business or construction plans, water and electricity connections, as well as tree felling and the creation of an entrance, will be required, so the price shown is the market price minus those costs. 善光寺を守った山伏や忍者が修行したという神秘的な伝説のある山、長野市を見下ろす飯綱山の麓にある避暑地、別荘地の飯綱高原エリアの土地になります。最近では移住者が増えていて、地域には森の駅やキャンプ場が増え、毎週マルシェやイベントがあって、とても過ごしやすくなっています。土地の目の前がスキー場だったのですが、数年前にスキー場が閉まり、これから行政が民間事業者を募って新たなグリーンシーズン向けの開発を始める様子もあり、観光地としてのポテンシャルが更に開かれそうな場所です。
亡くなった前のオーナーさんは自分の趣味の土地として購入し、ひとつひとつ木々を抜根して整備して、丁寧に開発されていました。山を見上げながら、お子さんやお孫さんと一緒に遊びながら、自分だけのキャンプやブッシュクラフトをしていたのではないかと思います。そんな使い方もよしですし、幹線道路に面していて事業用に向いているのでお店にするもよし、定住や別荘の土地にするのもよしだと思います。また、国立公園地域にすぐに歩いて入っていける林道があり、トレイルや散策の拠点としても最高です。お亡くなりになった前のオーナーの意思を継ぎつつ、山が好きな方、山と親しみたい方、自然が好きな（または好きになりたいと思ってらっしゃる）方へ、売却したいと思います。
ものすごく山奥でもないし、ものすごく開けた場所でもないのですが、隣にカフェやランチを提供しているお店が2軒並んでいるという、このあたりでは非常に珍しく稀な場所で、お昼ごはんもそこで済ますことができます。飯綱山～戸隠がトレイルの通り道でもあり、周遊登山や低山登山を楽しむ人たちには貴重なスポットだそうです。観光スポットも多く、周辺にはペンション、カフェ、グランピング、ホテルなどもあり、店舗向けとしてよい立地です。私達は、1日1組のプライベートキャンプができたり、ワークショップをやる場や登山、サイクリング、ドライブの方々が立ち寄れるカフェを想定して事業を考えていました。地域には面白い方々が増えているので、いろいろできると思います。アトリエ、工房、事務所なども建設したら楽しそうです。
長野駅から車で20分、バスで45分という立地で、目の前にバス停があります。東京～長野駅は新幹線で1時間20分ですので、都内から2時間で辿り着ける、伝説の山を見上げる秘密基地です。三方道路でそれぞれの接道幅員にゆとりがあり、かつ、バス路線に面しバス停も目の前なので、事業を展開しやすいと思います。
敷地が高く道路との高低差があり、車の乗り入れをするには造成が必要です。近隣には駐車スペースを貸してほしいと頼めば、快く応じてくれる方もいるようです。また隣の土地には建物があり、水道やトイレも設置されていまして、その土地のオーナーも売る意思があると聞いていますので、交渉次第では拡張もあり得るかもしれません。水道・電気敷設と、事業や建設の内容によっては伐採と侵入口の造成が必要となるので、価格は相場価格から、それらを差し引いた金額で提示させていただいています。2023年8月中には譲渡を終えたいと考えています。
