This is my family home, where my parents lived until a few years ago. It is a residential area on a small hill at the very tip of the Shimabara Peninsula, with views of the sea. Daily conveniences are close by, including supermarkets, drugstores, a hospital and schools. Going down the hill, you can reach the shore on foot in about 10 minutes for rock-pool play and fishing. Maehama Beach and Shirahama Beach are only 4 minutes away by car. It is a great location, and I had planned to build a second house here for a resort-style retirement.
Because the old house was run down, it has been demolished and the site is now cleared land of 75 tsubo. Current costs are fixed asset tax of 16,000 yen per year and weeding, which I have commissioned from the Silver Center (senior employment center), at just under 100,000 yen per year.
The lot is in a hilltop residential area with sea views, convenient for daily life and close to the sea. Unzen Onsen and Obama Onsen are both within 30 minutes by car, so you can enjoy hot springs to your heart's content. The fixed asset tax is low, but the weeding cost is somewhat high, and since I would pay unnecessary costs until my retirement 10 years from now, I have decided to sell. I would like to pass it on cheaply to anyone considering relocating, a vacation home or a second home. The market price for land here is 52,000 yen per tsubo, but I am offering it at about half of that.
Water and electricity connections are in place. Gas was propane, and the toilet was a vault (pit) type. The parking area was removed during demolition, so you will need to build a new parking area or carry out work to deal with the level difference between the road and the site so that vehicles can drive in.

海が見える丘の上の住宅地で生活の利便性が良く、海に近いところです。車で30分圏内に雲仙温泉と小浜温泉があるので、温泉三昧できます。固定資産税は安いのですが草取りの費用が微妙に高く、10年後の定年までに無駄な費用がかかるため手放すことにしました。移住や別荘やセカンドハウスをお考えの方に安くお譲りします。土地の相場は坪単価5.2万円ですが、約半額でお譲りします。
水道、電気の引き込みはあり、ガスはプロパンガスの使用、トイレは汲み取りでした。解体した際に駐車場は壊したので、新しく駐車場を作るか、道から敷地に乗り入れるための段差工事が必要となります。
