Description
I bought this property as a rental and had started renovations, but because I live far away I can no longer manage it, so I am selling it.
The exterior looks old. I painted the roof myself, but because of snowfall I was only able to paint half of it.
The interior has been renovated. All tatami rooms were converted to flooring. I also replaced the kitchen, re-laid the cushion flooring, replaced part of the ceiling, and repainted the interior. I spent about 3 million yen on the interior and other work, so for me this is a big loss.
The bath has a balanced-flue (balance-gama) bath heater. I do not think it is usable, so I expect the whole unit will need to be replaced. The toilet is a Western-style toilet and is believed to be connected to the public sewer, but I bought the property without checking this, so I am not sure.
When I dug up the west side of the land, tires and other items were buried there, so there may still be other things buried (the rubbish that was dug up has already been disposed of).
Please note that the sale is in as-is condition, including the renovated fixtures and fittings. Rebuilding is permitted, but a setback appears to be required. There is a small garden and space to park a car.
Because renovation costs added up, I am selling at a loss. I cannot take responsibility for the building, including any defects, and I also cannot take responsibility for the land, since I do not know what else may be buried there. Please consider purchasing with this understanding.

賃貸用に購入してリフォームなどとりかかっていたのですが、遠方に住んでおり手が付けられなくなったため、お譲りいたします。外観は古びた感じです。屋根は自分で塗っていましたが、降雪の影響で半分しか塗れてません。内装はリフォーム済みで、畳はすべてフローリングにしました。また、キッチンの入れ替え、クッションフロアの張替え、一部天井の張替え、内装塗装を行っております。そのため、内装ともろもろで300万円ほど使いましたので、私としましては大赤字です。お風呂はバランス釜がついていましたが、使えないと思いますので設備ごと交換が必要になると思います。トイレは洋式トイレで下水道に接続されているものと思われますが、ここに関しては一か八かで購入したのでよくわかりません。土地の西側を掘り返したらタイヤなどが埋まっておりましたので、まだ何か埋まっているかもしれません（掘り起こしたごみについては廃棄済み）。リフォームした設備も含めまして、現状有姿での売買となりますのでご了承ください。再建築可能ですが、セットバックが必要なようです。一応庭があり、車も停められます。
リフォームなどで出費がかさんでしまい赤字です。なお、建物については不具合箇所含め責任が取れません。また、土地も何が埋まっているか分かりませんので責任が取れません。ご理解の上ご購入の検討をお願いいたします。
内装はある程度リフォーム済みです。築年数が古いので所々古さが目立ちます。何卒よろしくお願い申し上げます。
