Description
This is a villa in the Hirugano Plateau that my parents used as a summer retreat. My father passed away three years ago and my mother is elderly, so the villa is no longer used. I used it two or three times when I was young, but I do not use it now, so I would like to sell it. I have no particular preference for the handover date, but please note that inheritance registration has not been completed for this villa only since my father's death, so ownership will be transferred after the inheritance registration is completed. The inheritance registration can be carried out immediately without any problems.
As for the building, it has not been maintained for a long time and has rarely been aired out, so it looks considerably deteriorated from the outside. However, judging by visual inspection, the building appears to be quite deteriorated, so thorough maintenance will be necessary. The building was designed for summer use in terms of insulation and similar features, so you would probably need to improve the insulation to use it in winter. Management company fees apply, but in return you can expect proper management and services such as event planning. In that sense, I think it suits people who do not mind the annual management fee, who want to DIY the property as they like, or who want to relax in a quiet environment surrounded by forest.

両親が夏場に避暑として活用していた、ひるがの高原の別荘です。しかしながら、3年前に父が他界し、母も高齢のため、利用することがなくなりました。自分も若い頃に2～3度利用しましたが、現在は利用することがありませんので手放そうと思います。引き渡しの時期は特に希望はありませんが、父の他界後、この別荘のみ相続登記をしておりませんので、相続登記完了後の所有権移転となりますのでご了承をいただきたいです。相続登記は問題なく即実施可能です。
建物については、もう長いこと手入れを行っておらず、風通しなどもあまりやってこなかったので、見た目からだいぶ傷んでいるように思えます。ご自身でDIYを楽しみたい方にお譲りできればと考えています。管理会社のある別荘地のため、固定資産税以外に管理費が発生しますので、頻繁に活用される方にお勧めです。建物内部には一通りの家具や電化製品を残したままとなっています。必要であれば引渡しまでに当方で撤去をいたします。内部の家具・電化製品以外、敷地や建物については、現状有姿での引渡しとさせていただきたいです。
高原のため、何よりも夏が涼しいことが最高で、避暑としてベストな立地です。森の中でマイナスイオンを感じながら自然に癒されるとストレスは吹っ飛びます。また、すぐ近くに鷲ヶ岳、近隣にはホワイトピア高鷲やダイナランド、高鷲スノーパークなど、ウインターアクティビティ施設が豊富です。そして、近隣には牧歌の里、湯の平、ふたこえなどの温泉施設もあります。ゆっくりのんびり過ごすには最高の環境です。渓流釣りや登山などアクティビティ好きな方にも拠点としてお勧めです。
ただし、目視したかぎり建物は結構傷んでいるようなので、しっかり手入れをする必要があります。建物の特徴として、断熱性などの点で夏向きに造られていますので、冬に利用するには断熱性を上げてあげる必要があるかと思います。管理会社の管理費がかかりますが、その分、しっかりした管理とイベント企画などのサービスが期待できます。そういう意味では、年間管理費の負担が苦ではなく、自身で好きにDIYして利用したい方、森に囲まれた静かな環境でのんびり過ごしたい方などに向いていると思います。
