Description
The owner is selling because their workplace has moved farther away and the property has become difficult to manage. They bought it about 10 years ago and began living there while renovating, but frequent business trips meant the renovation never progressed. The owner personally felt, when buying, that the house was still livable for its age.
This is a wooden single-story house, sold as land with an old house (as-is condition). Built roughly 50 years ago.
Location and surroundings
- Asahi-cho, Makubetsu Town, Nakagawa District, Hokkaido
- Quiet residential area with homes and a park; you may sometimes hear children playing.
- A river about 500 m away that is not a flooding concern even in heavy rain.
- Nearly flat, open residential area. Corner lot. Traffic is light.
- A mobile shop selling food and daily necessities stops in front of the house twice a month (Tuesdays and Fridays) around noon.
- The town bus stop is about a 2-minute walk. The town bus costs 100 yen per ride and goes anywhere in town.
- Without a car, getting around is inconvenient, but on foot, by taxi or by town bus you can reach the town office, dentists, a convenience store, supermarkets and the JR station.
- Elementary and junior high school: about 25 minutes on foot (may require taking the bus).
- Convenience store: about 8 minutes on foot. Station: about 12 minutes on foot.
- Two fairly large hospitals are about 10 minutes away by car.
Site and exterior
- Old garage-like storage shed (quite run-down) and a yard where you can grow a home vegetable garden, with one outdoor water tap.
- Although this is snowy Hokkaido, it is an area with relatively little snowfall, so snow removal should not be too burdensome. Snow on the property can simply be piled up on the property itself.
- Outdoor kerosene tank that was replaced not long ago.
- Parking for 2 cars in tandem, depending on vehicle size.
- The entrance has a sideways-sliding door and a windbreak vestibule.
Building and interior
- Single-story, 3 rooms in total: a living room, two adjoining rooms, and one separate room, plus the kitchen. The two adjoining rooms are divided by sliding fusuma doors, so depending on renovation it could become a 2LDK.
- Heating: one FF kerosene heater and one wood-burning stove, both in the living room.
- Hot water is kerosene-only; there is no gas hot water supply.
- Water areas: the system kitchen and unit bath were installed in a makeshift, do-it-yourself way. The house is livable for now, but it is clearly mid-renovation throughout, with exposed piping in places.
- The unit bath was assembled by the owner; the caulking finish is amateur quality and the bath drain button has become stiff. Hot water to the bath is supplied through the shower. Parts such as handrails are available.
- The bathroom and changing area have a washbasin and a kerosene boiler, and are separated from the living room by a simple curtain. The washbasin doubles as the changing area.
- Toilet: only the toilet bowl was replaced with a tankless flush toilet. It has no convenience features but is new. No ventilation fan; the walls and floor are probably original.
Owner's comments
- It may be a good deal if you plan to live in it without demolishing it, and it is recommended for people who enjoy renovating.
- The house seems durable for its age, and as a single-story home it offers potential for energy-efficiency renovations.
- The owner wonders whether the corner lot adds value.
- The handover timing cannot be guaranteed at present; the owner hopes to hand it over in the warm season.
