The land was purchased by my father and inherited by me. Nothing has been done to it. Please check the photos for its condition.
It was once appraised at 10 million yen, but the most recent appraisal (2018) is 4.65 million yen. Immediate handover is possible, and the price is negotiable.
The lakeshore is about 5 minutes by car. The land is close to the members-only resort hotel "Xiv Yamanakako". Because the land has not been maintained, trees and plants are growing on it. There are other villas along the shore of Lake Yamanakako, used mainly in summer. It is very cool (about 10 degrees lower than Tokyo) and close to central Tokyo, so I think it is an excellent place to escape the summer heat. In winter, people also come to enjoy pond smelt fishing and the ski resorts near Lake Kawaguchiko.
Although this is a villa area, management has not been entrusted to any management office. As a result, the only cost is fixed asset tax of 12,000 to 13,000 yen per year, and no other expenses are incurred.

昔は1,000万円の査定が出ていましたが、最近(平成30年)の査定額は465万円です。即時の引渡し可能で、額は交渉に応じます。
湖畔まで車で約5分。会員制リゾートホテル「エクシブ山中湖」の近くです。手入れをしていませんので、草木が生えています。山中湖湖畔に他にも別荘があり、主に夏の間、利用しています。とても涼しく(東京より10度程低い)、都心からも近く、最高の避暑地であると思います。又、冬もワカサギ釣りや河口湖近くのスキー場に遊びにきています。
別荘地ですが、特に管理事務所等に管理の委託はしていません。なので、固定資産税のみ毎年12,000円～13,000円支払っているだけで、他に費用は発生していません。
