A pleasant plot of land with a view of Mt. Yotei, currently overgrown with weeds.
Thirty years ago, we bought this land hoping to build a small house after retirement and slowly travel around Hokkaido as a couple. However, we are now elderly and have moved far away from Hokkaido, and we do not think we will be traveling back and forth any more, so we have decided to sell. When we inquired at the local village office, we were told the land is still classified as wilderness (genya). Immediate handover is possible. This is not a vacation-home development, so there are no management fees. Also, no fixed asset tax has been charged so far.
Every summer, Hokuden (the electric power company) enters this land to inspect trees near the power lines. After that, the entrance becomes easier to find, so we recommend viewing the property then. The land is located on the south slope of Mt. Kankibetsu, facing Mt. Yotei (known as "Ezo Fuji"). It is 1.8 km to the Rusutsu Village Office and about 4 km to Rusutsu Resort, a developed resort area.
Advantages:
- Storage sheds, garages and similar structures can be built. It would also be good for use as a vegetable field.
- The view is excellent, making it suitable for pitching a tent and camping, or for use at events. (However, land maintenance such as mowing the grass is required.)
- You will receive a very small amount of rent for the power transmission lines, as well as payment for the trees when they are felled.
Disadvantages:
- A high-voltage power line runs through the middle of the land, and there are restrictions on building.
- Regulations on buildings for human habitation are quite strict. Please inquire directly with the local government.
- Water pipes do not reach close to the land, so it would be difficult to bring in water.
With some work it could become a treasure, but if left alone it stays in its primeval state. We sincerely hope someone will make good use of it.

30年も前のこと、リタイア後、小さな家を建て、北海道内を夫婦でゆっくり回ってみたいと買った土地です。しかし、高齢となりその上さらに北海道から遠くに引っ越し、たぶんもう行き来はないだろうと考え売却することに致しました。現地の役場に問い合わせしましたら、現在も原野のままだそうです。即引き渡しはOKです。別荘地ではありませんので管理費はかかりません。また、今まで固定資産税もありませんでした。
毎年夏になると、北電さんが、電線にかかる樹木の点検でこの土地に入ります。そのあと入口が解り易くなりますので、内覧お勧めです。蝦夷富士と呼ばれる羊蹄山を望む貫気別山の南斜面に位置し、留寿都村役場まで1.8km、リゾート開発されているルスツリゾートまで4kmくらいです。
良点として
・倉庫や車庫などは建設可能です。また畑にするなどもよいと思います。
・眺めがとてもよいので、テントを張ってキャンプをやったり、イベントで使用するのに向いています。（但し、草刈など土地の整備が必要）
・ほんのわずかですが、送電線の賃料、樹木の伐採の際に樹木の料金が入ります。
難点として
・高圧電線が土地の真ん中を通っており、建物を建てるには規制があります。
・人が住む建物はかなり規制が厳しくなっております。直接自治体等にお尋ね下さい。
・水道管が近くまで来てないので、水を引くことが困難です。
手を加えれば宝の山になるし、放っておけば原始のままという土地です。生かして使ってくれる方がいればと切に思います。
