Description
A house built in the Meiji era, once the home of my grandparents, who emigrated to Canada. At the time, their home village of Yasaka was known as "America Village" because so many villagers had emigrated. The property is a plot of land (approx. 104 tsubo) with a long-vacant old house, located in Yasaka-cho on the east shore of Lake Biwa, where the University of Shiga Prefecture is also located. I inherited it and planned to return someday to rebuild and live here, but as it is far from my current home, I have decided to sell. The house is currently vacant, so viewings are possible at any time. It is offered as land with an old house (rebuilding is allowed), sold in as-is condition. A nearby plot (approx. 80 tsubo), well suited to growing vegetables and fruit or keeping chickens, is included.
A "countryside close to the city" that is also recommended for teleworking. Kyoto, Osaka and Nagoya are about an hour away by JR from Minami-Hikone Station or by car. It is a farming community blessed with nature, with delicious air and Goshu rice. Tagei Park is close by, as are Kojinyama Park (with the Hikone City Children's Center and Kojinyama Nature House), Nodanuma Park, Sonenuma Lakeshore Green Park, and Shozakai Park with its rose garden. You can enjoy walking, picnics, hiking, camping, cycling, and the popular water activity of stand-up paddleboarding (SUP). A little further afield are famous sights and historic sites such as Hikone Castle, Genkyuen Garden, the Sawayama Castle ruins and Taga Taisha Shrine.
The garden is fairly large, but the road in front of the property is narrow and only kei (light) cars can enter. The house and barn have deteriorated with age. Minimal work has been done to preserve them, but since no one has lived there for many years there is damage in various places, and rebuilding or renovation is necessary. Because large heavy machinery cannot enter due to the road access, construction costs may be somewhat higher.
If you renovate the kominka, carpenters or those confident in their DIY skills can carry out large-scale renovations, adding new functions and value and creating a space to your taste.
