We moved to Gunma 14 years ago, drawn by the idea of country living. At first we rented, then spent time searching for a property to settle in. There were few properties facing a national highway, and after weighing various information, we chose a property sold at court auction. We had wanted an old traditional Japanese house, but because we ran our own business, we prioritized access and location. With parking for 5-6 cars and frontage on a national highway, it was a good property. However, our parents are getting older and our worries have not stopped, and our own business has become difficult due to depopulation and an aging population. We would therefore like someone to make use of this house, and have asked to list it.
The shop is built as a restaurant and is nearly 40 years old. It was Western-style when newly built, but we renovated it to a Japanese style. The restaurant kitchen has only been cleared out and is otherwise left as it was. The roof has leaked since we won the property at auction. While living here we dealt with it as far as we could ourselves, but it has still not been repaired. We believe renovation and maintenance work will be needed to make it comfortable. We devoted our time to our own business and hobbies and did the simple day-to-day upkeep, but we were not able to do enough for this house. We therefore hope someone will renovate it beautifully and put it to good use. We would like to sell it as-is, and ask that interested buyers be able to accept a sale with exemption from warranty against defects (seller not liable for hidden defects).
The 1st floor is the shop; the 2nd floor is the residence plus guest rooms (4 rooms). These could be used as private rooms. If everything is fully refurbished, it could also be used as accommodation, such as a guesthouse. The residence has a bathroom, but it cannot be used. We used a nearby hot spring facility instead.

店舗は飲食店の造りで築40年近く経ち、新築時は洋風でしたが、和風に改修しました。飲食店の厨房は、片付けたのみでそのままです。競売で落札した時から雨漏りがあります。住みながら自分たちで出来る範囲は対処しましたが、いまだ補修できていません。快適さを得るためにはリフォームや整備が必要だと思います。自営の仕事や趣味に時間を割き、日常の簡単な手入れはしてきたつもりですが、この家には十分なことをしてあげられませんでした。なので、是非素敵にリフォームして頂き、活用していただければと願っています。現状のまま購入していただき、瑕疵担保責任免責にてお願いできる方に検討していただければと思っています。
