Description
After purchasing this mountain forest in 1987 (Showa 62) and planting it, the owner has done undergrowth clearing every year, and thinning and pruning every other year. At the time of purchase, 43,310 cypress (hinoki) trees and 650 cedar (sugi) trees were planted. Today, about 70% cypress and 20% cedar of more than 30 years' growth remain, along with about 10% cypress and cedar of more than 60 years' growth. Because the cultivation of the cypress and cedar has been entrusted to the forestry cooperative up to now, the condition of the forest is good.
Most of the land is forest of Japanese cypress, so it is also ideal for investment purposes. Tending of the trees is complete, but the owner is now elderly and has trouble with his legs, so he is offering the property here and wishes to sell the land together with the standing trees. The sale can proceed immediately.
Access: about 2 hours by car from central Osaka to Yamasaki IC on the Chugoku Expressway, then about 20 minutes by car from Yamasaki IC to the entrance of the forest.
Running costs: the only tax or other expense is fixed asset tax, about 15,000 yen per year. No gas, water or electricity has been brought to the property. It is not a protection forest and there are no other restrictions, so buildings and the like can be built freely. It gets good sunlight and is ideal for forest bathing. Mobile signal is available.
The land between the public road and the owner's forest belongs to other people, but the owner has obtained a permanent-use permit for the forest road. The forest road can be driven by car as far as the entrance to the forest. A walkable path runs up to the middle of the forest slope. 昭和62年(1987年)に山林を購入し植林した後、毎年下刈りと隔年で間伐と枝打ちを行ってきました。購入した段階で桧を4万3310本と杉を650本植林しました。30年超生育の桧7割・杉2割と60年超生育の桧・杉が1割現存しています。今まで桧・杉の育林を森林組合に委託しておりましたので山の状態は良好です。
大部分が国産桧の山林ですので 投資目的の所有でも最適です。保育は完了しておりますが私も高齢になり足も不自由になりましたので、皆様に紹介させて頂き土地及び立木込みでの買取りを希望しております。販売は即日可能です。大阪市内より中国自動車道の山崎ICまで車で約2時間、山崎ICから車で約20分で山林入口です。
