Description
This is land on high ground in Matsushima. Even though it is in an urbanization control area, a house can be built on it under certain conditions. The seller is willing to accept a somewhat lower price.
The landowner (the seller's father) passed away five years ago, and the mother passed away this spring, so the land was inherited and is now jointly owned with the seller's siblings. The whole family lives in the Kanto region and has no plans to use this distant land, so they wish to sell.
Building a house is possible subject to conditions, but the land does not face a major road and is in an urbanization control area. The sellers are well aware that the conditions are not very favorable, so they are willing to accept a somewhat lower price.
The land was originally a field, so there is no house on it. The tsunami of the March 11 earthquake did not reach this land. It is currently overgrown with weeds, though distant relatives reportedly go to weed it twice a year. It is surrounded by a residential area and greenery, but the road facing the land may be passable only on foot. The seller believes, though is not certain, that cars cannot pass.
Fixed asset tax is just under 40,000 yen per year. No management fees, repair reserve fund or neighborhood association fees have been charged to date. However, once a buyer builds a house and lives there, neighborhood association fees will probably be incurred.

土地名義の実父が5年前に亡くなり、また実母も今春亡くなった為、兄弟と共同名義で相続しました。家族全員が関東在住で、今のところ遠方であるこの土地を利用することは考えておらず、売却を希望しております。土地が大きな道に面していない事や市街化調整区域である等、条件付きで家を建てる事は可能ですが、あまり条件が良くないのは重々承知なので、多少安くてもかまいません。
元々は畑だったので、家は建っていません。3.11の震災当時の津波はここまで到達しませんでした。現在は雑草が生い茂っております。ただ、年二回は遠縁の親せきが草むしりに行ってるらしいです。住宅街と緑に囲まれていますが、土地に面している道が人しか通れないかもしれません。おそらくですが車は通れないと思います。固定資産税は年額4万円弱、ほかに管理費、修繕積立費、町会費等は現時点までかかっておりません。但し、ご購入後、家等を建てられ住まわれると町会費は発生すると思います。
